'The weatherboard house at No 245 Vincent Street is a fine and notable example of a Late Colonial Cottage style, which has associations with the Bourne family, early residents of Leederville, who owned and occupied the place from 1915 to 1973.nSite Restrictions
The Land is zoned 'Urban' under the provisions of the Metropolitan Region Scheme and 'residential R80' under the City of Vincent Town Planning Scheme No. 1. Pursuant to the proposed City of Vincent Town Planning Scheme No. 2 the zoning would be 'Regional Centre' and any development would be governed by the Leederville Masterplan Built Form Guidelines. However, due to the heritage nature of the Cottage any development would need to be assessed against the City's heritage local planning policies.

Property Condition
The Property is in good condition and comprises four square rooms, three of which were originally bedrooms/living room but have also been used as offices and counselling/meeting rooms. The other main room is the kitchen, which was converted to a residential kitchen in December 2017, including an oven, cooktop, range hood and pantry. There is also a bathroom, laundry and storage area at the rear of the building. The Property was painted externally and decking oiled in late 2017.

Property Use
The property was purchased by the City of Perth in 1973 and was tenanted until 1999. The City subsequently undertook a major restoration project of the Property in collaboration with the Central Metropolitan College of TAFE ('live work project'). Following the restoration in 2003 the Property was leased by a community group and used as an office / counselling centre. The community group vacated the Property in August 2017, and in January 2018 the City secured a residential tenant for a one year term. The residential lease will expire on 12 January 2019.
