Passivhaus (or Passive House) is a German scientific approach to home design that uses a combination of high-performance glazing, insulation and an airtight building envelope to regulate a home's internal temperature without relying on artificial heating or cooling. It results in ultra-low energy buildings that require little energy for space heating or cooling. Fresh air is constantly ducted into all the living areas and extracted from the kitchens and bathrooms. Up to 90% of the thermal energy of outgoing air is used to heat or cool the fresh, incoming filtered air via a heat exchanger.

In this property, designer Roger Joyner of Passivhaus Perth used passive-house design principles to create a bright and spacious design that suits this block just 600 metres from iconic Cottesloe beach. The house is constructed on three storeys, each with split levels front-to-back, and a roof terrace, giving a total of seven levels.

The home includes a two-car basement garage, gym/storeroom, home theatre, 6 bedrooms, 4 bathrooms, a family room, an office, and a library/music room; a large kitchen/dining/lounge area that flows outside to the rear entertaining area - with solar heated swimming pool, barbecue, gas hobs and wood-fired pizza oven. The result is a 7-level building with 3 storeys, a roof terrace, and a six-level, glass-sided lift (imported from Sweden). The roof terrace, lift and stairs act as a light well, bringing light and a sense of openness into the centre of the home. The teenagers' bedrooms are on the upper level, and share a spacious common/activity room, all with raked ceilings. A rear balcony off the master bedroom faces north and overlooks the pool and outdoor entertaining area. The treated floor area is 369sqm and the enclosed volume 1,005 cubic metres.

Floors through the living areas are bleached pine, with carpets to all bedrooms and tiles to bathrooms and wet areas. The stairs, handrails and breakfast bar are Victorian ash with a lime wash.

The kitchen has a linear layout with stainless steel bench tops, Miele appliances, and a scullery/laundry. An island bench with brushed granite top features a Bora induction hob with central downdraft extractor lit by a pair of nautical pendant lights.

A 10.8kW Solar PV system was installed in 2017 comprising 42 x Canadian Solar 270W solar panels on the east and west-facing roof spaces and a Fronius WiFi inverter connected to the grid, and allowing smartphone monitoring of solar power output. The home is connected to the NBN.
