The Property
Located near Jerrawa Village only 5 kms from the Hume highway via sealed road making it an easy 50 minute drive to Canberra city, 2.5 hours to Sydney and 15 minutes to Yass.

Heating is provide by a Coonara wood heater and there is also a gas heater and split system air conditioning. Hot water is gas infinity.
The solar power system is 6.6 kva off grid with batteries, inverter and a back up automatic diesel generator.
Car accommodation is provided by a double carport that is enclosed on three sides and there is an adjoining lock up storage area. There are four 20 thousand liter water tanks of which three are for house water and one is for the garden and it is filled via a pump on the creek. Another two 25 thousand liter tanks are at the shed and water from those tanks can be pumped to the house if required.
This home, by the nature of its design, is warm in winter, cool in summer and costs nothing to run, apart from the bottled gas, that is filled by a tanker every two months and averages $80.00 a month. Although the house is off grid the owners live a completely normal life with all the electric mod cons and the back up generator has only been needed very occasionally. (Less than 200 hours in three years)
Other Improvements
The other improvements on "Wattle Grove" are a very large machinery shed that is 12 meters by 20 meters, open fronted, north facing and has power connected. There is also a two stand electric shearing shed, two storage sheds, sheep yards, cattle yards and two silos.
This property offers privacy, comfort, beautiful scenery and income as it has historically, depending on the season, been able to comfortably run 30 steers and two hundred sheep.
