It's not often that I say a property has got WOW factor, but this one sure blew me away!

Peppy Ridge is a property of roughly 7.3 ha/18 acres. You cannot visit this place and leave unaffected. Cross the little white bridge (in itself a gorgeous feature) and the property starts on your right, bordering the canal that feeds into Lake Saide. Note the well-placed bench and ducks as you pass the picturesque soak - that s the intro to wonderland.
Wind your way up the driveway between the Paperbark and Peppermint trees and feel their warm welcoming embrace. You can t help but smile in anticipation of what s around the next corner.
Your first glimpse of the home on the ridge is invigorating. Joyful colours greet you both from the gardens and the home that you can see through the trees. Wisteria drips down from the verandas, birds chirp in welcome and you re filled with a sense of peace, beauty and belonging.

Eye-popping wonder greets you and your bottom jaw drops automatically. A massive open plan kitchen, lounge, dining, TV area greets you but all you notice in the first few seconds is the incredibly high pitched wooden ceiling with its two huge wooden fans. It s truly a spectacular work of art on its own and worthy of a few moments of admiration.
High wooden ceilings, lots of large windows and doors, give you the feeling of being at one with nature. The views to the pond, lake, garden and forest is breathtaking. If you re not completely smitten by now then you re a tough customer, but no worries, it s bound to steal your heart before you leave.
There s room for every member of the family to do what they please in this massive living space. This is definitely the hub of the home. The kitchen has large pine slab benches, plenty of cupboard space and a lovely view through the bay window to the gardens and pond. Read a book, play an instrument, watch TV (NBN and Foxtel), cook up a feast, have dinner together at the dining room table. Talk about your day, share your worries and delights, connect, unwind
The hearty fire warms the house in colder months and ads to the cosy, comfortable atmosphere.
Opposite the kitchen is the laundry/oven room. This is an unusual feature -but rather delightful and very practical in keeping the heat away from the living area during hot summer days.
French doors from the TV lounge leads to a side patio where there s a large area cordoned off as a dog run. Even the furry family s needs are catered for. The master suite will impress. It s super king in size with an elegant en- suite shower, basin and loo. French doors lead out to a gorgeous patio where you can enjoy breakfast or a late afternoon drink watching the sunset. This area overlooks the raised veggie garden.
Note that the owners hardly use this shower, lovely as it is - as there s a magnificent gas heated, outdoor shower hidden in the shrubs on the side patio privacy guaranteed. The water pressure is excellent so it s like standing under a hot waterfall. There s no shortage of water due to 4 water tanks. How can you possibly resist?
There s another surprise in store the gorgeous Grevillia Cottage! It might be called a 1x1 in property terms, but there s a lot more to it than that.
Even though there s a path that connect the two homes, it s completely private from the main home and even has its own entrance from Lee Road too, so ideal for your parents/kids needing their own space and privacy. It can be rented out long term at roughly $200 per week, but has the potential of much higher earnings with short stay accommodation. It is surprisingly spacious and hugely popular, especially during the summer months.
The cottage has a wide front entertainment deck and its own rock fire pit. The kitchen is well planned and very spacious and you have two sitting areas, one near the kitchen, and a separate TV/reading room near the bedroom. The queen size bedroom has a large walk in robe. The modern bathroom is delightful with a shower, basin and loo.
Let s add a few different size sheds, including one for higher vehicles or a boat, plus a greenhouse and a few others - just as a cherry on top.
The chook pen is exceptionally spacious and even a little grand be aware that you will inherit 3 special chooks with the purchase as they ve decided that it s too hard to give up luxury living in paradise.
If you re interested in a tasteful, manageable lifestyle property, filled with charm, grace, peace and with definite wow factor, then Peppy Ridge is a must to view. No matter how good the words, pictures and videos are, it just can t do justice to the essence of this home. After all, home is not just a place, it s a feeling.
The neighbouring properties are mostly cleared of bush as they're used as hobby farms or farms, which unfortunately doesn't show in the video as it was shot at an angle.
