4x2 DEFYING THE TREND 1017SQM R25/40

Anyone who has been looking for a decent home in this tight market will tell you in a second how hard it is to find a house on a quarter acre. They'll also probably go on and on about how if you find it, it will be in a bad area. If you say you want a four bedroom, two-bathroom home and a pool as well, they'll call you delusional. If you say you want to find one priced under $500,000 they'll get nasty and call you a wishful thinker, and tell you how in their day you got what you got and you can't have all that.

This property will prove them wrong! Set on 1,017sqm in the highly sought after Golden Triangle, this property is clearly defying the trends.

INSIDE

The home features two main living zones. The central living area is the most frequently occupied, incorporating the kitchen and a large family room. The kitchen is original in its dcor, but outstanding in its functionality. With a breakfast bar arrangement, and plenty of workspace it is a great design for everyday life. It also features newer gas cooktop and oven. As you stand at the sink you can see the pool and all the space offered by the big back yard. To the left of the kitchen is the laundry, which can be closed off from the kitchen to keep it out of sight and out of mind, but never out of reach so you can do two things at once.

Set in the middle of it all is the large family room. It will get used a lot no doubt, especially with the gas log fire radiating its warmth through the winter. It is also a great room in summer as it gets the breeze flowing through from the front and back of the home.

The formal lounge room is also a superbly usable room. Positioned at the front of the home it gives you a quiet place to relax that's a little separated from the noise and activity of the main living room. Connecting this room with the kitchen is the formal lounge room that also makes for a fantastic study or home office if you prefer.

The master bedroom offers heaps of space for larger furniture and has plenty of built-in-robe storage space. The ensuite bathroom is of a good size, and whilst original in its style, is in very good condition.

The secondary rooms are of a good size with all of them featuring built in robes. One of the rooms also has built in study nook, making it very good for school aged kids, or as a study for the whole family.

OUTSIDE
Whilst the inside of the home is fantastic, this really is the most exceptional factor when considering this property. These days a 500sqm block is considered big, and this is twice that size! It has a great entertaining area, with a large patio, which overlooks the gorgeous below ground swimming pool. It's a saltwater pool with a liner, so the maintenance side of things is about as easy as it gets, making owning a pool a bonus, not a burden.

Beyond the pool is an enormous amount of space for you to enjoy. At the moment, it's all very straight forward, but you can see for yourself what you might possibly do with it. The options are seemingly endless.

The site is zoned R25/40 so there is some potential for subdivision subject to approval by council and WAPC of course. It's a consideration for the future, or maybe even now. Either way, at this price you can get excited about what is on offer here.

WHERE IT IS
You can get around easily from here. It's walking distance to the Challis Train Station and also to the bus route, along Albany Highway. There is a doctors surgery at the end of the street and even more around now in terms of lifestyle. The shopping centres are improving all the time and the new caf's and restaurants are making this a better place to live!

WHAT'S NEXT?
We've already established that this is a rare find in this very hot property market, so don't sit around thinking about inspecting it. Do it! There will be no home opens and inspection is by appointment only. It's not hard to arrange so call or SMS Mark Grogan 0431 323 706, the highest selling local agent 2011, 2012 and 2013!
