So, in writing about this property I got excited. There is so much to tell you about, I cracked 800 words. A picture is worth 800 words, but you need to see this place because an inspection is worth 800 pictures. If you want you can read all the words, or you can just get the brief if you scroll to the end.

INSIDE
Firstly let's clear up one point that you will undoubtedly have exclaimed as you looked through the photos. It is pretty 70s. When I say pretty 70s, I don't mean pretty as in attractive, I mean pretty as in, rather. But whilst it's not a modern home, you have to see it in the flesh to appreciate how well kept it is.

The home is totally livable as it stands, and will be for a long time yet. Whist it's not modern there is nothing inside that you would need to do immediately. The home faces across to the magnificent green parklands of Frye Park. It's a sensational outlook from all of the living areas.

The kitchen is positioned well and is a large space with a design that makes sense. Whilst the kitchen is original, it has some functional concepts. Loads of drawer space as well as ample cupboard and bench areas.

The meals area is an interesting space. It can comfortably seat six or eight, but it also has a large sliding door leading on to the front patio. It makes it a lovely bright area and it holds some interesting options for how you might like to redesign the space long term. Think French doors and different flooring. You'll see what I mean when you get here.

The way the home is positioned on the block, you really have two separate entrances. The front door faces Lucich Street, but because the driveway is on Connell Avenue the everyday entrance is from that side. The Lucich Street entrance brings you to the lounge room. The lounge room is big and again takes the view of the park. There is a classic gas heater with the stone fireplace surround and mantle.

The bedrooms are all of a good size, with the master bedroom featuring a big built in robe, as well as split system air conditioning. The room, as well as the living areas, all have roller shutters.

The bathroom is mauve, and whilst that is not a modern colour choice I have seen mauve towels for sale in the shops. Everyone goes white tiles these days, so flip it and buy white towels. It's the reverse of what everyone else is doing, but here's your chance to set the trend. The bathroom has a separate shower and bath and if you do modernize it, the actual layout is good so you would probably not need to do massive work to reconfigure it.

OUTSIDE
The position of the house on the corner block gives usable space at the side of the house and the front. In the back yard is a huge avocado tree, and space for more garden to be developed with it as a centerpiece. Whilst the yard is excellent, you are in such a prime position with the park over the road, you hardly need a backyard. The mammoth double garage is high, long and wide.

At the back of the house is a vacant block. It's separately titled and is also for sale, for $220,000. You can buy them both and have an enormous 764sqm backyard, or just go with the house on its own. A new fence will be built between the two properties if you only want the one. It also has a couple of monster avocado trees, and it has this sensational mango tree that is covered in fruit right now. Big, sweet mangos, it's worth buying just for that.

WHERE IT IS
Kelmscott has gotten so great in recent times. It's become a very livable town centre with cafes, restaurants, gyms and specialty stores all there. This home is in walking distance of it all. The bus runs through the hills, and stops just up the street.
