Last Listing description (February 2019)

Conveniently situated approximately 11 km from Bridgetown's centre; about 10 minute's drive this picturesque property has been developed by the current owners over the past 20 years to be suited to a relaxed lifestyle with enough land to accommodate most types of animals with the emphasis on ease of handling comprising 31.5326 hectares; approximately 78 acres.
Currently operated as a Dorper Sheep Stud, the property is set up so that sheep, horses, cattle or alpacas are an easy option, but not restricted to any of these (pigs have accommodation waiting).
The cottage has two bedrooms upstairs, downstairs the third bedroom is currently used as an office and a simple partition would create a comfortable sized fourth bedroom in the adjoining 25 sq m room should it be required.

Also on the ground floor is a galley kitchen (with Sky light) which opens onto the dining room.
The timber clad sitting room is at the front of the building and includes a wood burning stove that heats the whole cottage during cooler months.
The ground floor is constructed of 'stabilised earth' bricks and the upper floor is conventional stud framing with Zincalume and Gyprock cladding.
The office floor is tiled, the dining room, kitchen and bathroom have slate floors and the sitting room has a tongue and groove Jarrah floor.
The main bedroom has a split system reverse cycle air conditioner as does the sitting room.
Both upstairs bedrooms have custom-built Jarrah built in wardrobes. There is also a Jarrah linen cupboard situated in the small landing at the top of the stairs.
The living areas of the house are surrounded by verandahs which provide temperature control in the summer through the vine coverings and provide an extra outside room for BBQ and alfresco. (Passive-Solar).
All stud walls and roof cavities are insulated.
The cottage is served by a 3 car carport and an integral workshop and is set amongst established fruit trees.
There is a large, versatile utility room adjacent to the carport, currently used as a spare room, laundry and storage (potential fourth bedroom.
The property has a laneway that divides the paddocks and provides access to the yards so that each paddock accesses the yards either via the lane or directly from immediately adjoining paddocks.
There are a total 7 separate paddocks with a winter creek that runs through the lower paddocks.
Several of the paddocks have purpose-planted wind breaks / shelter belts established.
The property has retained a number of 'Paddock Trees', that in the majority, are Jarrah, giving a park land aspect to the vista. The hard work involved in setting up a property has been done.
The yards will accommodate several hundred sheep and about 300 can be comfortably handled for selective husbandry.
The yards have three sections, one of which can be used for cattle and is the access to the loading ramps.
One section is mainly for drafting and in-race drenching of sheep and the other is a covered facility for drafting, drenching, injections and weighing with the scales situated under the Hecton Handler. As part of the yards system there is a single stand shearing facility that also has a pen that can be used for sick animals, mother up, etc.
Power and water are connected to the covered facility. Next to the stock yards is a large, 3-bay machinery shed that is gated to prevent livestock ingress.
A purpose built pig pen with its own water supply and loading ramp also adjoins this area.
There are 2x 20ft. sea containers that provide weather proof and lockable storage.
There is a 1 million gallon dam with a windmill which pumps to a 25,000 litre header tank near the yards and gravity feeds to each paddock watering point and to the dog and poultry pens plus is used to water the garden with automatic reticulation to the flower beds and vegetable gardens. Domestic water comes from 2 x 100,000 litre rain water tanks; one fed from the house and the other from the yard shed complex. A raised treated pine ramp constructed at u
