Ray White Commercial (WA) & Ray White Exmouth on behalf of the State of Western Australia (State), are seeking Registrations of Interest (ROI) from suitable proponents with regard to the opportunity to acquire land to develop a multi-user workforce accommodation facility at Lot 1423 and a portion of Lot 1419 Murat Road, Exmouth. Registrations of Interest (ROI) must be lodged by e-mail or hard copy no later than - 3pm (AWST) Thursday 3 February 2022.
The site proposed for release under this ROI opportunity is described as Lot 1423 and a portion of Lot 1419, totalling approximately 5.9 hectares, subject to survey. The western boundary of the site abuts several tourism properties fronting Murat Road, including the Ningaloo Breeze Holiday and Osprey Holiday Village complexes. To the south the site is Exmouth's main recreation precinct, which includes the Koobooroo and Talanjee ovals, skate park facility, tennis club and other small community groups. The beach is a short walk away from the site, with the Exmouth Golf Club sitting between Willersdorf Drive and the coast.
Exmouth is located approximately 1,270 kilometres north of Perth, on the tip of the North West Cape in Western Australia. The region is well known for its unique natural landscape and biodiversity, including the world heritage listed Ningaloo Marine Park and Cape Range National Park. The State and the Shire of Exmouth are seeking to facilitate the development of appropriate workforce accommodation options to address the shortage in affordable accommodation currently limiting the ability of businesses to attract staff.
The Shire of Exmouth have initiated a scheme amendment to include 'workforce accommodation' as an additional discretionary use subject to advertising (an 'A' use in Local Planning Scheme No. 4). This means a development application for workforce accommodation can be considered following advertising, which provides the Shire the opportunity to consult with neighbouring properties and relevant agencies as required.
Interested parties are encouraged to submit a development vision that responds to the site's unique opportunities and constraints, outlining their proposed number of accommodation units, associated amenities and services for residents.
Consideration will be given to proposals that present a high-quality design and account for future adaptability, including for short-stay accommodation, should demand for workers accommodation change in the future.
Two (2) complete copies of the documents to be submitted and/or one electronic copy on USB (PDF Document) are to be provided and clearly marked with the title: 'ROI's invited - Workers Accommodation - Lots 1419 and 1423 Murat Road, Shire of Exmouth'.
