TELL ME ABOUT THE R15/40 THING"This isn't an extract from the planning guidelines, but it's a rough guide to how it all works. Definitely ask a town planner before making a decision about any property that you may want to subdivide because they're able to give advice, the following is just a broad explanation of things.So, if you look at most properties around and check the zoning you'll normally see something like R15/25, or R15/40. Basically, the way the zoning bit works is that each code has some minimum requirements you need to meet if you want to subdivide.
