Ive driven past this property 1,000s of times and always give it a quick glance, thinking what a neat and sweet old cottage and, of course, what an incredible position

I hear you. How noisy will it be at full capacity and only moments from the heart of Albanys popular caf strip and bars? No problem. There is excellent security and extra thick double-glazed windows throughout to block any noise. On top of that, you have double-brick walls, and all the doors are extra thick to absorb sound. The ceilings and roof are insulated, so you dont hear raindrops, so nothing will disturb your sleep.

There are 3 guest parking bays in the yard and ample free parking in the street. The cottage has 3 gas hot water systems and sensor lights around the homes and yards.

The cherry on top of all this delightfulness is a very private, 2-bed, 2-bath contemporary home at the rear, built in 2009 by one of our best builders, Geoff Gommes. In the typical style of the current owners, this home is delightfully sleek and modern, in direct contrast with the cottage - yet as appealing. It has the same art-deco-style decorations, fully insulated, thick double-glazed windows, privacy blinds and air conditioning. It also shares the most incredible views over the town, the sea, our beautiful harbour, and beyond from all the rooms as well as the private decked patio.

A large bathroom cum laundry and toilet is conveniently hidden behind the kitchen. Double glass tri-fold doors open from the lounge area to a delightful, private deck, from which you can enjoy the magnificent harbour and town views. A powered storeroom and water tank are also on this side of the home. The home has extra gas points for heating, solar panels, and a Fronius inverter.

Upstairs is truly amazing, with a large, carpeted lounge overlooking the town, harbour and the beautiful Albany Entertainment Centre. The views are amazing and cannot be built out.

The main bedroom, with a large built-in corner cupboard, faces the sea views. The queen-sized guest bedroom has double built-in wardrobes and faces the back, while tall trees provide privacy. The modern bathroom has a shower and basin and a conveniently separate toilet.

Most of the properties in this area are R30 residential--zoned and have already been subdivided into strata, typically with two separate dwellings sharing an entrance. This 623.225 m2 block on one title is an exception. With forethought rough plans were drawn up in readiness for a potential subdivision before they added the 2nd home. The front cottage, affectionately known as The Three Chimneys, is currently operating as an extremely popular BnB. Even though were not selling the business (nor charging extra for it), nothing stops you from continuing. Its all set up, and some furniture is negotiable.

They serve many regular visitors, such as university lecturers who come down to teach at the UWA Albany - a few steps down the road. Its most convenient for them, especially the female lecturers, as the property is safe, quiet and secure. Here, guests mingle in the lounge and dining area and often team up for meals, drinks and sightseeing excursions. The guest book overflows with praise from all the visitors mostly mentioning the beautiful, quiet, comfortable and private rooms, the astonishing and interesting art collection and of course, the extremely convenient position. Sensible.

The guest house can be fully booked most of the year, but my sellers take regular breaks, so don't want to take advantage of all-year trade. They simply book out all the rooms when they want to go. Currently, the 3 bedrooms earn $195 each per night, and the large upstairs suite is $235 per night. Breakfast is continental, so toast, coffee/tea, yoghurt, cereals, fruit, juices, etc. Quick and easy no slaving in the kitchen for hours.

This property will suit various buyer typesmost definitely savvy investors, extended families or friends buying together to rent out one home (permanently or as a holiday let) and use the other as their private getaway, etc. The most advantageous aspect for the current owners is that they live in complete privacy in the back house, so doing a few odd jobs next door is quick and easy.
