"Uralla" is situated in the highly regarded Upper Murray district on the western side of Shelley Road to the south west of the township of Walwa. The property is approximately 100 kilometres east of Wodonga and less than six kilometres south-west of Walwa.

"Uralla" is a highly productive and versatile property suited to pasture production and livestock grazing. The property provides approximately 473.7 hectares (or 1,170.0 acres) in total of which over 98 percent is freehold with the balance being a combination of Walwa Creek and unused road leases.

The majority of the property provides cleared grazing country with extensive areas of creek flats adjacent to the permanent Walwa Creek which runs through the middle of the property. The property borders Shelley road to the east and provides undulating topography rising to some bush country on the western side of Walwa creek. An additional cleared area of approximately 55 acres is provided on a plateau on top of the ridge.

All accessible areas have been pasture improved with a combination of perennial ryegrass and clovers. Fertiliser has been applied annually for the last 15 to 20 years. Much of the bush is also grazed, providing native grasses and excellent shelter for stock in both summer and winter.

The property is sensibly divided into more than fifteen (15) paddocks for ease of stock management. Access to stock water is excellent with dams in each paddock and via access to the permanent Walwa creek.

The "Uralla" homestead presents as a comfortable three bedroom brick veneer family home with 1.5 bathrooms and a large open plan kitchen, dining and living area. Timber floorboards are provided throughout the living areas with good heating and cooling for the warmer and cooler months respectively.

Water to the house is provided via a 5,000 litre rainwater tank collected from the roof of the house. A back-up supply of spring water is also provided from a well, which is gravity fed to a pressure pump at the house.

Solar hot water is provided. In addition, an extensive solar panel system was installed approximately four years ago generating 4.5kW of power. Additional improvements include:

- Separate garage for three vehicles;
- Large 25m x 9m (or 225 sqm) machinery shed with 4 x double bays. One bay enclosed providing lockable workshop area with concrete floor plus second bay also with concrete floor;
- Large 12m x 9m metre (or 108 sqm) hay shed. Enclosed on three sides with double gates on the front; and
- Cattle yards in good working condition with cattle crush, veterinary gate and concrete race.
