Set within the iconic Kayser building, this 100-year-old Richmond textile factory is the home and latest labour of love of Field Office Architecture director Nic Gutierrez. Defined by high-quality, luxury finishes, this transformation honours the spaces industrial past, then gently bends the rules to create something far more intriguing.

The original warehouse spirit of this early 2000s conversion remains beautifully intact: exposed brick, steel beams and vast factory windows. Then, a series of contemporary interventions elevates the home into something altogether more spectacular.

Full of surprising details, equal parts utility and art, the apartment strikes a precise balance between harmony and boldness. Deliberate use of natural textures and colour give warmth and vibrancy, while above, the full four-metre ceiling height is masterfully leveraged, not only for volume and drama but for function too, providing integrated vertical storage that disappears into the apartments sculptural curves.

Beside a floor-to-ceiling wall of windows, the kitchen, fully appointed with high-quality appliances, is bathed in natural light with a rich material palette defining the mood. The expressive veining of the natural stone splashback introduces a soft, almost painterly elegance against the darker cabinetry. Finished in black timber veneer, the joinery reads more like built architecture, solid, grounded, almost monolithic, while the sculptural shelving in the living space shifts between display, partition and statement piece depending on where you stand.

Even the childrens bedroom participates in the homes clever spatial narrative. A compact mezzanine, accessed by a retractable ladder, part practical solution, part moment of delight, was designed to evolve with family life.

In the bathroom, restraint returns. A natural stone bench and sculptural bath is paired with handmade tiles, while underfloor heating and a heated towel rail are programmed to switch on when you want them to, extending the feeling of understated luxury and comfort.

With integrated smart lighting, motorised curtains and blinds and extensive storage throughout, this home is built to luxuriate and enjoy the bliss of state-of-the-art design.
