We are what we eat, Both visionaries Kate & Phi's 30 plus year labour of love project for their 10 approximate acres was to extensively re vegetated, rewild the property & to be self- sufficient & self -supporting. The hours un measurable their results un- disputable. NOW this isn t flat land. Flat is boring as! However, the property provides something that low land dwellers just can t have & never will, & that s views. & my goodness there are views, even the celestial ceiling seems a little lower. There are many spectacular optically stimulating viewpoints accompanying you as you negotiate your way round.
You can be less energetic & travel by vehicle on the tracks or meandering your way round on foot through a labyrinth of walking tracks either way you end up in places of rest & relaxation.
Here is just a little of what Kate & Phil s home & property has to offer.
1.4kW Solar System (which produces an average of 6.3 KWh per sunny day) connected to the grid, with Vic Premium feed in tariff of 60cents until November 2024
1. Solar hot water system with off peak electric boost and combustion stove boost in winter.
2. Gravity-fed domestic water system (from a 4,500 litre header tank) connected to a 44,500 litre cement water tank with overflow to a 13,600 litre galvanized tank (with connection to petrol-driven fire pump and hose). Another 4, 5000 water tank on potential caravan site.
3. Combustion stove for cooking, domestic heating and hot water jacket connected to the solar HWS.
4. 6 small 400W wall-panel heaters in high-usage rooms.
5. 3 toilets connected to large septic system.
6. Insulation under-floor and ceiling.
7. Double-glazed windows in main living areas and sun-room.
8. Cool room/pantry with insulation.
.9. No sprays or chemicals (apart from spot-spraying of invasive weeds) used on property for 35 years.
10. Very large (40 X 5 metres) vegetable garden. Fully enclosed with chicken-mesh and 50% white agricultural shade cloth. 2 water taps connected. Garden features mature asparagus bed, raspberries, red and blackcurrants, blueberries, strawberries, thornless blackberries.
11. Chook-heated hothouse/propagating shed with a water tap, attached to a large fox-proof chook yard.
12. Fully-enclosed fox-proof orchard.
13. Newly-established bush tucker garden walk through re-vegetated forest.
