The good design principles of Jackson Clements Burrows Architects set this complex apart from others in Melbourne. It has a 7 star sustainability rating and double-glazed windows, so unit 208 barely needs any heating or cooling even in extreme
temperatures (however there are hydronic heating and ceiling fans just in case).

The ceilings are high and the negative space is well utilised with built in benches, bookshelves, a desk and a sideboard for sleek convenience. The kitchen features a dish drawer, filtered water tap, soft close cabinetry and a stainless steel bench and
splashback, which is easy to keep clean. The gas stove and electric oven are both by Miele. The bathroom has a massive showerhead, is fully tiled and incorporates a European laundry, which I have equipped with a washer and dryer. Unit 208 is on
the second floor with an east-facing balcony, a planter box, outdoor tap and a view of the sky. There is a separate storage unit next to front the door.

The common areas are great too including dedicated bike storage in the basement, 4th floor rooftop BBQ area with an A+ view of the Melbourne CBD skyline, Oxford Larder as your in-house caf and the Oxford & Peel community generally.
For those unfamiliar with the area, Oxford & Peel is a short walk to the 86, 11, 12 and 109 trams as well as the 96 and Collingwood train station if you have more energy. Despite being in Collingwood, Peel Street is actually a pretty quiet during the
week though there are occasionally some party people about of an evening on the weekends and the brunch set.

This is a private rental so we can bypass the real estate middle-man stuff during your tenancy. Ill leave you alone but will be available asap when you need because I work and live nearby. I also have a perfectly fitting fridge, washing machine and dryer installed in 208 in great condition for your use, however I am not able to replace these appliances if they are broken.

The bond is $1800, to be lodged with RTBA in the usual way. Pets are okay and there are lots of dogs in the building, however I may ask for a pet reference re barking so as to ensure neighbours are not disturbed.
