This picturesque red gum farming property is 153 Ha/ in size (378 Acres) with an additional 3.6 Ha (8.9 Acres) road lease to October 2093. Located on the main Casterton-Edenhope Road, at the corner of Woodacres Road just 5km south of the Chetwynd Township, scattered with a number of large native trees, always a sign of good country.
There has previously been a blue gum plantation and a reversion back to grazing land is almost complete, extensively stump ground, raked and young wattles/brush cleared.
Very secure water supply from two dams at each end of farm in the existing two paddocks. One has been extended and catches water from road, the other seems to be a spring fed as always full. Never come close to empty, certainly the most valuable asset of this farm.

Vickery Bros fertilizer program has been used. Soil test available on request. Vickery's have spread: NPKS Cu Zn and MAP for a total of 34.05 tons over the 90 Ha stump ground and raked. Average of 378kg/Ha on this area. 255 Tons of lime has been spread over the 90 Ha at average of 2.83 Ton/Ha. 1.98 tonnes of clover and seed has been spread by Vickery's. Owner also has spread another 3 tons of MAP and 400 kg of clover and rye.
Areas of native trees are dotted throughout the property and are ideal for stock shelter and shade.
Well fenced and secure with 3000 m of new fence in seven wire, dropper and wood driven post and fenced professionally. Nine new gates on paddocks have been installed. Property split into two paddocks with secure dam water in each.
1450 m of creeks runs through farm, with two new creek crossing on the two creeks that meander through the property have been installed. Beautiful soil/grass on creek flats, certainly the best soil is along this area.
This warm productive block in a high rainfall zone offers buyers the opportunity for a good sized block to run cattle or sheep. Power lines cross the property and offer plenty of sites for a home or shearing shed (STCA).
