For sale is my beautiful 2-bedroom home at the Sherwood Village Residential Park in Belmont, Victoria. 3216.
10 minutes from Waurn Ponds Shopping Plaza and Geelong CBD.
Marshall Railway station is 5 minutes away.
The home is in immaculate condition inside and out.
The open plan Kitchen/Dining/Living area is huge and has an impressive R/C A/C.
The Living/Dining area has two bay windows overlooking the driveway.
The master bedroom has full ensuite and a walk-in robe with plenty of hanging space and lots of shelving.
There is carpet in the living area, both bedrooms and the WIR with the remaining areas having near new laminated floorboards.
The kitchen has a huge amount of cupboard space and large pantry. The is no dishwasher space but wouldn't be difficult to install one with a bit of carpentry.
The kitchen has LPG gas 4 burner hotplate and electric oven.
At the end of the passageway there is a rear door going to another enclosed rear passageway to gain access to the entertainment area and to the Bathroom.
The large HWS is electric.
Off the entertainment area is the laundry which has ample space for storage, washing machine & dryer.
The single garage with remote roller door is big with extra width and length plus a mezzanine storage area and a rear door to the entertainment area.
The Gazebo over the entertainment area is not included.
The home has garden beds on each side and front of the house which makes it look amazing.
BTW. The neighbours around me a lovely people.
Metal shelving in the garage and laundry not included.
Now for the boring stuff.
Being a residential village, you only purchase the home, not the land.
The laundry, rear bathroom and entertainment area are owned by the residential park but is exclusively yours to use, no one else.
There is a site fee of $195 per week which covers land rates, water rates & usage and maintenance around the park.
The Park has no facilities. Eg. pool, clubhouse, lawn bowls, etc..
Other costs to you are electricity, bottled LPG gas and internet.
There is no NBN or telephone connection, you will need to purchase a plan with a 5G modem which picks up the signal from a telephone tower about 500 meters away.
Have had very little issues with the 5G service.
There is no requirement to engage a lawyer/conveyancer, as this is a private sale like buying a bicycle.
