Beaufort is a lovely town with all the facilities you need. It has a hospital, pubs, vet, bakery, butcher, take-away shops, petrol station, mechanic, hardware store, cafes, plenty of other shops, swimming pool and its own primary and secondary school. Daily train and bus services run to Ballarat (30minutes), Ararat and Melbourne.
This is a really good buy and priced to sell. Just an ordinary house block is $50,000 in Beaufort.
Zoned rural when purchased, the government has rezoned it farming to stop rural land getting smaller and smaller which means you cannot further subdivide the block. That is the only difference between farming and rural residential. You should be able to build on it once you get a planning permit and it has had a previous planning permit which has now expired. We've spoken to the council and it should be no problem getting another planning permit, it just takes at least 6 weeks after the paperwork is submitted, if it has been submitted correctly. Power is just across the road, less than 500 meters away. We are in the process of submitting the paperwork for a planning permit and once that comes through, the block will be getting sold for $90,000 due to the time and expenses incurred. Not in a flood area.
Directions to it:
Once you hit the Beaufort caravan park (near Beaufort lake), you turn right into Stockyardhill road and travel 5km exactly. The block is on the left, where there is gravel. Across the road is a post with 514 on it. It goes up to Mc millans lane which is a gravel road. The block goes for approx. 340 metres straight down Mc Millans lane to the y intersection in the road then you go left for 400 metres on a right angle and that is the shape of the land. Old fence posts are still standing or lying on the ground. It is sort of a quarter of a circle shape.. It is not fenced and it has 2 for sale signs on it, one on the corner and the other where the gravel road to it is, which takes you to the clearing.
