Last Listing description (May 2021)

The former Bairnsdale Pumping Station, located on the Mitchell River to the west of the township of Bairnsdale in the vibrant East Gippsland region, represents an outstanding opportunity to purchase a 'Grand Designs' scale project that encompasses three historically significant original c. 1888 structures - Lot 1.- 'The Underground Tank' (a 380,000 litre in-ground water reservoir), Lot 2. - The relocated corrugated iron 'Pumphouse' and Lot 3. - 'The Engine Driver's Cottage', as well as later additions - also located on Lot 1. - c.1906 - 'The Concrete Tank' (a 1.3 million litre above-ground concrete tank) and Lot 4. - c.1930 - 'The Upper Pump House' plus c.1950 - 'The Workshop'.

All four lots are located 50 metres from the river, have architect designed endorsed plans and permits in place allowing for almost immediate construction.

Land sizes are - Lot 1.- 1032m2., Lot 2.- 581m2., Lot 3.- 783m2., Lot 4.- 715m2., equalling a total land area of - 3,111m2.

A versatile development site, the Bairnsdale Pumping Station is suitable for a wide range of development outcomes ( S.T.C. A. ) including residential, landmark tourism site and more.

The site is located within close proximity to established infrastructure including parks, schools, medical and sporting facilities.

The rectangular in-ground water tank comprises brick walls above ground, mass concrete walls below and is covered by a gabled corrugated iron roof. The Lower Pump House a circular base of reinforced concrete with a timber framed 16 sided super-structure clad on the walls and roof with corrugated iron, the roof is lined with Oregon boards. An upgrade to the station in 1906 included the installation of a cylindrical concrete tank. The 1906 tank is significant as being the earliest known Monier-type reinforced concrete water tank in Victoria.

The township of Bairnsdale is located at the junction of the Great Alpine Road and the Princess Highway and provides easy access to the alpine villages of Omeo, Dinner Plain and Mount Hotham, as well as being at the gateway to the Gippsland Lakes. Bairnsdale is also the main commercial centre for the local wool, dairy and timber industries within the East Gippsland region.

This project provides an opportunity for a one of a kind development in a burgeoning sector of one of Victoria's most sought after regions.
