It has more than 15 acres of sunny, cleared land with the balance comprising heaths and mature native forest. Access is by a good all-weather 2WD track from Cloudy Bay Road. The entire property is under a Conservation Covenant with a Nature Conservation Plan in place, so 589 Cloudy Bay Road will appeal to someone who understands and appreciates the natural and environmental values of the land and is prepared to maintain and enhance them into the future.

The current owner bought the land in 1998 and grew organic vegetable seed on the fertile soil until 2008. Up to that date, the property was fully certified organic. No chemicals or sprays have been used and only organic fertilisers, composts and rock dust have been applied. The only stock that has been on the land in the past 21 years have been a couple of alpacas and some draught horses.

The cleared land has a long east-west axis, so it attracts all-day sun. There are three dams, including a large dam that is full year-round, plus another on a winter-flowing creek. Water is piped underground to the existing home site. An underground Telstra phone line runs from the road and there's an underground power cable to the home site. This has never been connected so it requires a short connection to a power pole at the road as well as a private pole and meter box.

The property has abundant wildlife, including two resident white wallabies. Eucalypt trees in the forested areas provide habitat for rare and endangered species such as forty-spotted pardalotes and swift parrots. Wedge-tailed eagles and other raptors are often sighted.

All sounds too good to be true? OK, now the downside.

There are three rustic bush structures that have been built within the conservation zone and these have to be removed under a Kingborough Council order. In and around the same area there's plenty of the kind of stuff that tends to accumulate on bush blocks over the years. The owner is gradually clearing it up, but there is likely to be some work ahead for the new owner. The conservation area must be cleared and rehabilitated under the terms of the Nature Conservation Plan.

But here's a positive - not far from the conservation zone there is an excellent potential building site on a slight rise to maximise the views of Mt Mangana.

So if you're prepared to put in the time and effort - it will probably require machinery and a truck - and if you like the idea of owning and caring for an extremely attractive piece of rarely-available land in this sought-after area, then 589 Cloudy Bay Road could be the place for you.
