This property offers a wonderful opportunity to reap the benefits of the vendor s foresight in planting out around 26 hectares of the property in E Nitens plantation approximately 12 years ago. The vendor wisely left good sized areas in native forest that would provide good locations for a house to be constructed in future years. Perhaps after harvesting the plantation some could be sown to pasture adjoining the native bush. Whatever the new owners plan for this property, to be able to pay off a sizeable portion of the purchase price from the plantation is a major advantage. According to a report conducted by SFM Environmental Solutions (the following information comprises estimates and are obtained from the SFM report: Forest Products Assessment document for the property is available on request). The majority of the trees are looking healthy and would expect to yield an overall average of around 200 to 250 tonnes per hectare. This would produce approximately 30% export grade peeler logs with the remainder sold as export pulp logs. Based on the above estimates a clear-fell operation could expect to deliver 1,950 tonnes of export grade peeler logs and 4,550 tonnes of export grade pulp logs retuning a combined product royalty's figure of $127,400. However the recommendation from the Assessor is to harvest in 3 to 5 years which would increase the standing volume significantly and the market price should continue to slowly improve as well. Another option for the new owner would be to thin the plantation now which would provide some immediate cash flow and delay the harvest for anything from 5 to 10 years. Either way the options are there for this property located in a picturesque area, with a couple of winter creeks flowing thru it and so close to the Ringarooma River and the township of Branxholm.
