Last Listing description (May 2013)

Early Georgian - Richmond
Soon after Europeans arrived in the early 1800s settlement of the Coal Valley began after the discovery of brown coal deposits, which were soon abandoned, but the potential of wheat production and grazing were obvious replacements and so Richmond Village was born by the movement of sailing packets or barges which entered Pitt Water via Sorell to supply the growing region.
The earliest roads in the Richmond area were formed to bring mail, personnel and goods to the village and beyond from jetties in the Coal River Estuary and subsequently early dwellings and ale houses were constructed along the route.

Commercial Road in Richmond is one such road and this property, which was originally built as a refreshment stop and named the Packet Inn, after the supply ships, was erected circa 1820s.
Now a charming private residence set in glorious gardens of 1762m2 the home is presented in tip top condition with sparkling presentation, the result of major restorations and extensions over the past 30 years.
The main house, of solid brick construction, has three bedrooms all with fitted robes and two of which retain original fireplaces. There is a large desirable bathroom with separate shower, bath, double basins and a WC and there is a second WC off the spacious laundry.
The main living area is to the rear and is made up of the original cooking room with contemporary extensions which now accommodates a fabulous Celery Top pine kitchen and delightful sitting dining area.
Two sides of the house benefit from a veranda and shaded deck area for outdoor entertaining.
Across the driveway, which gives access to the rear garden and car accommodation, is a delightful, original granary which has been converted to a neat two storey apartment; on the lower level providing quaint but spacious living room and kitchen, whilst up the staircase is an equally quaint bedroom with en suite bathroom. Original tenon and mortise joints with timber pins are still in evidence in the exposed beams.
Currently the granary is leased offering an income stream.
The beautiful gardens extend to the rear of the property where the focus is on the large solid brick reproduction barn which gives a clue to the thoroughness of the restoration of the property carried out in recent years.
The barn provides double garaging, a large workshop and above, via a timber stair, a vast attic studio or storage.
Located an easy level walk away from Richmond shops, services, community facilities and attractions this unique historic property is sure to please with a perfect relaxing and trouble free lifestyle.
Additional feature/s - Separate 1 bedroom.
