Last Listing description (March 2014)

Sometimes there are places that you really have to see for yourself to truly appreciate and "Kibbenjelok" is just such a place. It is a magical place of beauty and tranquility set on almost 55 hectares (approximately 137 acres) of pasture, semi-rain forest bush, Blackwood plantation forest, some of the original apple orchard plantation, and an absolutely stunning award winning garden. Considerable thought and planning has gone into the design and layout of the garden which incorporates several ponds and boasts an abundance of exotic trees and flowers from around the world. The current owner's labor of love since moving to the property over twenty five years ago, the garden is a rainbow of colour and has featured in several publications and attracted numerous interstate and overseas visitors under the auspices of the Australian Open Garden Scheme.

The main residence on the property has a timeless charm and appeal, and a history that goes back to its origins around 1875 when it was the original homestead on a large apple orchard. The addition of modern appliances and ducted gas heating have not diminished its charm and character. In fact the improvements and additions to the house have been made with this in mind, and as such the originality has been both enhanced and preserved. In the kitchen for example, there is a stainless steel oven and gas cook top, as well as a convict brick woodstove, which retains a real country kitchen feel. Another example is the incorporation of the old verandah so that it is now an outer wing of the house and a very sunny sitting area. Accommodation consists of a queen size main bedroom and three double bedrooms, each with their own fireplaces. There's a formal lounge with wood heater and French doors which open out to the verandah and lovely back yard where numerous birds including peacocks are often sighted. The bathroom has a separate shower room and there is a second toilet in part of what once was an old creamery and now serves as storage sheds adjoining the house.
The outlook is superb, with most windows showcasing different aspects of the garden, the main pond, surrounding hills and through the valley to the water and Bruny Island. There are several buildings on the property that include a hay shed, two pickers huts, carport/workshop and storage sheds, plus a second weatherboard residence a short distance away from the main homestead which has its origins circa 1907. With three bedrooms, bathroom, kitchen and a lounge/dining area this house has great potential for renovation and guest accommodation.

Geographically the property sits on part of what appears to have once been a volcanic crater which has resulted in the property experiencing its own mini-climate, and with two large dams that are reticulated down to the main homestead, there is unlimited potential for almost any fruit, vegetable and plant to thrive and flourish in the dolerite/sandstone soil.
