Beachfront to Fredrick Henry Bay
Roches Beach reward, sunset to sunrise this spacious beach front two storey home gathers the sun and views across Fredrick Henry Bay, a beautiful large waterway and a favourite for fishing and other water sports. An added bonus to this lovely spacious home is a two bedroom self-contained oak floored cottage, no doubt one of the original beachfront properties of this popular area.
Built in 1979 the brick home was obviously built to excellent standards and architectural design. On the top floor the views across the water are cleverly captured in the formal lounge and dining by use of split level floors and the positioning of the ornate wood heater is perfect. The kitchen is screened from a family dining area and opens onto a large outdoor entertainers deck. A second lounge with exposed beams and high raked ceilings opens onto a separate balcony. On the other side of the internal stairway is a double bedroom and then the master bedroom complete with his and hers robes and en-suite. The parents retreat also has its own balcony to gaze and glory in the sunsets along the Meehan Range. Also on the upper level is a four piece bathroom and linen storage.

Now downstairs its larger with a big rumpus area 8.2 x 4.2m, a super size bedroom with built-ins, a separate laundry, third bathroom and toilet, another double bedroom and internal garage and workshop area. Off the rumpus is a private courtyard with spa tub, stairs to the deck upstairs and to the garage and beach.
But wait there's more! Also included with this property is a delightful two bedroom cottage for extra guests or maybe income. Have a look at the floor plan to see the total picture of this property. But a word of advice, make your inspection time right now, because surely a property of this size, position and potential for sale at this very realistic price will have someone's sold sign out the front, I hope it's yours.
Paradise Peninsula Lauderdale. When I first lived in Lauderdale about 35 years ago it was basically a shack area. Now the facilities reflect the positive growth the area continues to have as a premium seaside suburb. A Woolworths development next to the expanded Doctors practice is happening as is a Fall Property display alongside the terrific Harmony Nursery.
We have a tavern/ bottle shop (now with accommodation), a friendly chemist, Hill Street Grocers (excellent vegetables), Lauderdale Bakery/Take Away, Baldwins Service Station, Eating on the Edge Restaurant is on the stunning canal as is R.U.N.U.S Hair Salon. There is another caf restaurant, a coffee shop next to friendly post office, second hair salon, general store/petrol and highly regarded mechanic, there are also lots of excellent tradespeople in the area. There is also bus services, a primary school and child minding.
There's lots of things happening, a lifestyle/ retirement village, a yacht club, local hall and play parks. It's level, it's friendly, it's a seaside community, the hub of Paradise Peninsula and it's a happening place just 15 minutes to Hobart and the airport.
I've sold Real Estate in the area for almost 30 years and I know it's a great time to be in the area.
Additional feature/s - Built-In Wardrobes.
