Situated in a cluster of Central Highlands shacks commonly known as 'Dee' to locals who fish the nearby 'Dee Lagoon'.

Made-up of 11 shacks along Victoria Valley Road, the property offered and has been fully renovated since being acquired by the current owners in 2006.

The low maintenance opportunity presents an ideal base 'weekender' for trout fishing enthusiasts or enjoy for extended stays during the fishing season to fish nearby Dee Lagoon, Lake Echo, Bronte Lagoon, Lake Samuel, Brady's Lake to name a few. Or perhaps you would prefer to use it as a fantastic opportunity for short-stay accommodation and/or long-term lease investment.

Circa 1967 and offered 'Walk-in/Walk-out' (minus personal effects), 3989 Victoria Valley Road is only a short 3 minute drive to 'Brownie Bay' boat launching ramp.

The property offers the following:

3 good size bedrooms, with a queen size mattress in the master and second bedroom + an additional double and single mattress in the 3rd bedroom. Each bedroom has built-in
wardrobes &/or cupboard storage.
Relaxing & warm open plan lounge room with a free-standing Saxon woodfire.
Modern kitchen with a collection of quality kitchen appliances alongside the 'old-fashioned' combustion stove.
Good-size bathroom fitted-out with a shower over bath and separate toilet.
Fly-tying room - fantastic for those off-season days to sit and create flys for the nearby waterways.
Both bathroom & fly-tying room flow onto a laundry with rear access to the yard. You also have a large workshop/wet room attached the rear of the
property. This space offers a fantastic storage option for fishing gear, tools, equipment or use as an undercover area to entertain family and friends.
The property is set on a 1152m2 parcel of land with an ample amount of parking space for the boat trailer/four wheel drive &/or construction of an
additional storage shed. A basic open-bay shed offers a storage options for firewood.
The property is connected to above ground storage tank and septic sewerage system.

Dee Lagoon was created in 1955 as hydroelectric storage for the Tungatinah power development. Water from the upper Dee catchment is diverted from the lagoon via a tunnel into Bradys Lake. Dee Lagoon is an excellent trout fishing location, with a self-sustaining population of brown trout and stocks of rainbow trout. Boat launching ramps are available at Brownie Bay and Spillway Bay. The lagoon is surrounded by a tall eucalypt forest and while the best fishing is from a boat, you can also catch trout here by spinning or fly-fishing from the shore.

Almost 2 hours drive from the Hobart CBD and a similar distance from Launceston CBD or Queenstown on the West Coast.

3989 Victoria Valley Road is a low maintenance property and is an ideal base to chase the allusive trout or relax and take in the clean Central Highlands air.
