Last Listing description (March 2018)

From the current Home Owner - We love living in Summertown, just 15 minutes drive from Burnside & 10 minutes to Stirling! We consider this as a rare opportunity as we've been living here nearly 9 years and our next door neighbours on average have been living here for some 20 years. We feel this shows you just how good the lifestyle is in Summertown.

We live to the back of the property where you look out onto vineyards and cherry orchards; you don't see or hear your neighbours. We've also got the quietness of a cul-de-sac where the kids can ride their bikes around in a very quiet, friendly and neat neighbourhood.

In the summer months we spend most of our time out on the veranda, the blinds are 98%UV protection, you can look out but you can't look in from the outside which gives you perfect privacy to entertain. There is a built in BBQ on the veranda which can also be used as an open fireplace place in the winter months.

During the warm summer months we get the soft breeze of the gentle gully winds in the evenings. Our gardens are full of wildlife, like cockatoos, possums, parrots, ducks & even a resident Koala!

The house design is quite unique in the way that we can close the door on the bottom level that leads you directly to the Master bedroom and our children's rooms. It allows us to entertain in the evening and not disturb the children once they go to sleep.

Having the luxury of 5 good size bedrooms and 3 full bathrooms is very practical, especially when we have guests staying over. The upstairs bedroom has its own en-suite and our friends don't feel like they are interrupting our everyday routine, they've also have their own TV room upstairs.

The main bedroom has a beautiful view with double doors and an en-suite with a gorgeous bath and shower. We love nothing more in the mornings than waking up to the sunrise and listening to the birds chirp away outside.

The kid's retreat/5th bedroom will grow with your kids and toys will make way for a teenager retreat in the coming years.

Doors that open to the backyard from the bottom living room, the upstairs TV room and the kids retreat also have double doors that open onto the veranda giving us easy access from any room in the house to the backyard.

The slow combustion fire located downstairs heats the whole house and warms the slate floors. If needed there is a second combustion heater upstairs. For quick heating and cooling we have the ducted split system air-conditioner if necessary.

The slate and the wooden floors are extremely low maintenance and add to the relaxed Hills lifestyle we have loved for so many years. The big windows at the back of the house let in enough sunlight and have perfect views out to the hillside.

We have a big double carport with plenty of extra space to park your caravan or boat or trailer plus enough space heading back up the driveway for family and friends to park when they come over to visit.

Every part of the property is used - from the sheds, to the bottom of the garden where the cubby house is, all the way up to the front gate.

A small woodshed, big insulated shed and a medium size garden shed are all nestled neatly together in the top corner of the property so as not to interrupt the view. We have a veggie patch which is easy to uphold and has its own watering system along with the magnificent lawns, ideal for the kids to play on and relatively low maintenance for mum and dad and all on recycled water to help the environment.

We have a 22,000ltr rain water tank which is CFS compliant - price of water for the house is approximately $350 flat rate per year.

Finally its only a short drive to the local shops, there are a number of excellent schools close buy and the closeness to town will blow you away.

This is a fantastic opportunity to secure your own little piece of amazing Adelaide Hills paradise. We urge you to inspect the property or make further enquiries if you would like more information as we know the lucky new owner will love our property as much as we have.
