Further shedding comprises a 3-sided timber framed shed, sufficient in size for 3 cars, farm machinery and storage. Furthermore, nearby a 30' x 20' modern shed for two cars and a workshop.

There are two solar systems, both with invertors, one by 3.4Kw on the roof of the house and the other 1.2Kw system mounted high up on the ground. There is also a dedicated chook run, electric fencing has been installed on the perimeter.

In essence, the whole vineyard has been reworked and has been prepared together with spur pruning. The 6-wine trellis offers 2 cordon vines and 4 foliage wires.

Whilst it is Industry acknowledged that Pinot Noir can yield up to 6 Ton/acre and Chardonnay up to 5 Ton/acre of quality fruit, however the present vendor suggests a reasonable conservative figure of 3.5 ton/acre. Currently, the money paid per ton for Pinot Noir is $2,500 and the Chardonnay $2,350, it is anticipated that this will increase. Gross income now, using these parameters $160,000 (approx.).

Water supply for the vineyard is significant with the main bore quoted at pumping to the header dam in the 6,000 to 7,000 gph range. The water then siphons out of the dam and into a 20,000-litre tank, then pumped out into the vineyard in 4 stages. The 2nd bore has good clean water, however low yield. Bore water can also be pumped out up to the garden and grounds, whereby they are all watered whilst irrigating the vineyard via pop up sprinklers.

Importantly the Water Allocation for the property is 17,600k/litres.

The bore water is pumped out to the vineyard drip system via a 11KVA pump through an auto Netrefix sand filter system. All of this has been installed in the large modern shed complex, down in the vineyard; measuring 15m x 8m x 4.5m high with 4 access doors, plus the separate bore shed 10m x 4m. This area has 3 phase power and has plenty of room to store the entire vineyard plant and machinery.

The current owner of 26 years has maintained an appropriate regime of enhancing quality production of the property by also applying Fertigation, lime application, Gypsum application and Super. The fine balance of the land comprises, native and natural forest, easily accessed.

All in all, an ideal location, picturesque vineyard with ideal highly sought after cool climate varieties, and a fine family home, offering many attractive lifestyle attributes.
