RESIDENCE:
The home is set towards the rear of the property. The front section of the home (88m2) was constructed approximately 90 years ago. The walls of the original front section of the home is painted stone facing the front, whilst the other walls are painted pise (rammed earth). The front section comprises three bedrooms (one currently equipped as a theatre room), lounge room and delightful passage way all with high ceilings. All bedrooms are large and have new quality carpet. Bedroom one has a new ceiling, built in robe and a ceiling fan/light. Bedroom two also has a built in robe, a new ceiling and a useable open fireplace. Bedroom three, currently equipped as a home theatre, has a ceiling fan and light. The passage way leading from the front entry, past the bedrooms to the lounge room and beyond has a high pressed metal ceiling. The lounge has a built in slow combustion heater. The island bench houses the sink and under the bench, draws, cupboards and dishwasher. All doors to the cupboards are soft close style. Over the sink is a dual tap providing mains water or filtered rainwater. Rainwater is also plumbed into the dishwasher (cold water). Incorporated into the bench along the wall is the electric five element halogen cook top and 900mm wide oven (under bench) and more storage. The double flooring in the casual living/dining/kitchen is finished with polished red flame Baltic timber 150mm wide floorboards. Throughout the residence (except where there are pressed metal cornice) 6 inch Victorian Core cornice has been used. In keeping with the front section of the house, high skirting has been used in the rear extension. In addition, the rear extensions are insulated, both ceiling and walls, with sound screen batts used in the walls. Between the insulation in the walls and the galvanised iron cladding is an air gap from ground to roof to permit the air to circulate to help to keep the walls cooler in sunny conditions. Heating and cooling in the rear section is provided by a split system reverse cycle air conditioner. Hot water is provided by a new 325l electric heat pump (for reduced electrical bills). Around the original building is a wide verandah.
IMPROVEMENTS:
A 3m x 5m rammed earth storage shed with concrete floors is located near the rear of the residence. On the eastern side of the residence is located an outside toilet and shower in a small timber framed building with corrugated iron (needs upgrading). A 22,500 litre tank stores rainwater, which is plumbed into the kitchen.
