Preliminary investigation by local town planning company indicates the following, The site is located within the Local Business Domain within the Gold Coast Planning Scheme. This domain seeks to provide a variety of uses including retailing, office uses, personal services entertainment and recreational activities. Residential activity is also encouraged where it does not conflict with commercial uses.
The inclusion of residential uses and various commercial uses will mean that a MCU impact assessable application will be required with Gold Coast City Council.
In terms of building height its a little difficult due to the sites sloping nature to the rear of the site. Any car parking levels greater than 1m above the natural ground level will constitute a storey and count towards the GFA, plot ratio etc. The site is not included in the building height overlay maps, therefore a building height of 2 storeys applies. Within the Local Business Domain reference is made to a possible partial of full third storey for a mixed use building with commercial uses on the ground floor and residential above.
