Last Listing description (January 2014)

Original Colonial Queenslander (C1890): (VJ boards, polished floors, high ceilings)
* 4 Bedrooms
* 2 Bathrooms

* Double garage
* 2 3000litre water tanks
* 3 4 million litres of water held in the dams

UPPER LEVEL is the original Colonial Queenslander (C1890) moved from Taringa in 1994. Formal lounge and dining room, main bedroom, 2nd bathroom, laundry/toilet, kitchen and family/TV room opening to large covered rear deck.

LOWER LEVEL also higher than standard ceilings has large 3+4th bedroom, the third bathroom, lounge/dining areas and a large games room.

COOLING/HEADING Daikin Inverter Reverse Cycle Air Conditioners fitted on the upper level for occasional use although the house is usually cooled/ ventilated by opening up to the many covered verandas, the lower level remains cool with occasional use of ceiling fans. There are three fireplaces; one in the upper family/TV room has a slow-combustion heater, a coal fireplace in the formal lounge and a large log fireplace in the lower area.

GARAGE There is a separate extra wide double garage built in a style complimentary to the house which allows for two large family cars and enough additional space for bicycles.

THE LAND 10,000sqm (2 acres). "Eden" is part of a Nursery and walks site known as Eden Rainforest Sanctuary'. There are two dams. The main dam is a good size, approx. 30 x 50metre and over 5metre at its deepest with good water retention even through the dry spells. There is a smaller, approx. 15x15metre and around 1.5metre deep dam that acts as a header for the main dam, collecting water run-off from the block and the street, even light rain is easily collected. The majority of the block consists of trees, many are palms, with pathways throughout and mowing is limited to only a small area. Pullen Creek touches the lower end of the property. Neighbours on two sides, who have similar bush' type blocks, have happily contended with having nil' fencing giving a feeling of living on a much larger area.

WILDLIFE Wallabies, Deer, Water Dragons, Turtles, Herons, Cormorants, Parrots and numerous other birds. Yes and the odd green tree and carpet snakes.

LOCATION The property is 19kms from the GPO with the first 4/5kms being semi-rural. There are many good country roads and parks for cycling, riding and walks. A collection of historic colonial school buildings is just a short walk; the current Pullenvale State School is a little further. School buses service State and Private High Schools and Colleges. Before retirement the current owner rode a bicycle to the CBD which would take less than an hour.
