Poona is coastal town located 25 minutes south east from Maryborough and 40 minutes north of Rainbow Beach and only 2.5 hours north of Brisbane. This site is the total extent of the last land that can ever be developed at Poona which will be a rare commodity by offering lot sizes of this nature within a coastal township.

Poona has been developed over the years with varying sized allotments. This approval offers 96 blocks ranging in size from 3000m2 to 6650m2.

The site has been selectively cleared, slashed and requires no lot site works being Rural Residential zoned.

Stages 12 to 18 of Poona Bay Estate is described as, Lot 927 on SP 179265, County of March, Parish of Poona. Title Reference 50581469. Land content of 46.108 hectares.

Development Permit and Amended Adopted Infrastructure Charges originally approved on 3rd December 2013. Note, Infrastructure Charges will have varied from original approval, see revised attachments

To simplify the Decision Notice and Plans the following is the basics of the approval.

Stage 13 - 13 lots

Stage 16 - 13 lots
Stage 17 - 16 lots
Stage 18 - 14 lots

Development Application and Development Approval time to apply for Operational Works is 4 years from 3/12/19.

It is our understanding, once Operational Works are applied for you receive another 2 years on top of above timeframe.

Approved setbacks from rear boundaries working from Landpartners approved plans dated 2/05/14 from Fraser Coast Regional Council are; (the plans associated with the Approved Decision Notice are not the approved plans as they were issued later).

Stages 12 & 13 (21 lots total), from lots 254 to 261, a 10m allocation for Rural Fire Access, a 20m all building buffer, a 30m building buffer for Class 1 buildings (sheds excluded) and effluent disposal areas. The remainder of the lots in these 2 stages has no setbacks what so ever. To boil it down, these lots are approximately 90m deep and you can build a shed 20m from the rear and a house and treatment plant 30m from the rear still allowing ample space on the lots. Remainder of the 13 lots in these 2 stages are unaffected by setbacks making these 2 initial stages, with reduced infrastructure charges and premium allotments location associated with Friarbird Close, very attractive to bank roll further stages. These 2 Stages are very simple to develop with road infrastructure each end of this parcel.

Stages 14 & 15 (30 lots total), have same setbacks as Stages 12 & 13 regarding Rural Fire Access and building setbacks along with the inclusion of blue check areas (building exclusion) and green hatched areas determined by referral agency DERM. 8 allotments in these stages are totally unaffected by setbacks. There are 6/7 blocks that already have bitumen road frontage and underground power ie Proposed Lots 155 161 which may be split to create stage 14a to sell near immediately.

Stages 16, 17 & 18 (43 lots in total), have same boundary setbacks as mentioned in Stages 12 & 13 with reference to lots 170 to 173 inclusive and lots 210 to 212 inclusive. Lots 174 to 179 inclusive and lots 188 to 200 inclusive have a 50 m building setback along with DERM and Rural Fire Access which are both irrelevant with imposed building setback. 14 lots in these stages are completely unaffected by setbacks.
