You would think finding a 100 plus acre property within the Brisbane City boundaries hard enough, and you would be right. But to find such a property with extensive Brisbane River frontage would be near impossible, or is it? Amazingly there is one, 'Auld Park', a lovely 133 acre or 53 hectare property in two titles at Mount Crosby in Brisbane s west. It is now offered for sale for the first time since 1916 when the McDougall and Auld families first took ownership of this land from the first settlers.
Auld Park is located just 31 kilometres or only 37 minutes from the Brisbane CBD. Kenmore with its trendy cafes and shops is a 19 km drive towards Brisbane city, and the local supermarket is only 5 km away. The Medical Centre and local primary school is 2 km down the road; the Grammar Schools bus stop is at the primary school; golfers need only travel 7 minutes to the pretty Karana Downs Country Club where a quality meal is also served daily. Ipswich, which has everything one could want, is only 9 km away.

Importantly, the vast majority of the 133 acres is elevated flood free country, the exception being the few natural gullies and sections of the two seasonal creeks, one having small spring fed ponds. The majority of the river frontage, which is over a half a kilometre wide, is a high riverbank (approximately 15 metres in elevation) and far higher than any recorded flood levels. There is access to the river edge by a walking track.
The land is mostly gently undulating country with large areas being level, making it a lovely property to walk. Approximately 35% is well grassed, cleared grazing land; the balance natural bushland with predominantly ironbark, eucalypts and wattle trees. Large sections of the property can be accessed by everyday vehicle, with the remainder comfortably handled by 4WD.
Auld Park is essentially a blank canvas, just ripe for a family (young or old) to design and build their dream home on a superb riverfront acreage block. There are a number of ideal level locations to construct a home of absolutely any size, shape or design, including close to the riverbank which takes in both the lovely views over the river and the neighbouring rural paddocks. There is an old timber Queenslander which is not in a habitable state. Town water and power are not currently connected to the property, however all neighbouring properties have these amenities, and power has been connected in the past.
Auld Park, with its size and fantastic location, would be ideal for so my different uses. The property has a rural zoning, and is being sold for what it is - one of the largest privately owned riverfront properties within the Brisbane boundaries. The current owners, while appreciative of the long family history here, are both crystal clear in their decision to sell right now. As one of the owners recently said, The time has come .
Auction: Friday 16th October 2015 at 10.30am at One One One , Level 26, 111 Eagle Street, Brisbane City.
Inspections: Strictly Sundays 10.30 11.30am or by appointment.
