96 DOUBLE JUMP ROAD, MOUNT COTTON.

Do you want a property where you have privacy?

Do you want a property where you have security?

Do you want a property where you can operate a business?

Do you want a property where your children can play in safety?

Do you want a property close to local amenities?

Do you want a property where there is future investment potential?

The answer to all these questions is a positive, YES!! And, my property will satisfy your needs regarding the above requirements and many more.

If you have studied economics you would have heard the term endowment effect which is a natural tendency to place an unrealistically high value on something to which we are personally attached.

I make no bones about the fact that Im attached to this property. I paid a lot of money for it and over the years have invested additional money in it to make it special. I managed the process of building the house. I personally built the sheds and carports and hand cleared the area around the cottage. My family grew up in it. Ive watched the local area develop into a clean, middle class residential gem. Crime in this area is low and employment is high. Atmospheric conditions are kind to residents here. Fires, of any consequence are rare, Ive never seen a severe destructive natural fire in the immediate area for over forty years. Similarly, with floods, theres never been one here thats made the 6 oclock news. Winds, even though we are a 10-minute drive from Moreton Bay, have never adversely affected any properties around here that I know of.

Having said all this, I do not believe that I have been affected by the endowment effect. There are no doubt a few negatives, nothing is perfect, most things in life are a compromise, but the negatives here are too few to mention. The drive is a little steep to walk up and isnt sealed, but how often do you walk up from the letterbox and do you really want another smelly bitumen road right beside your home, we never did. The dirt drive added to the country ambience of the property, for us. There are a lot of trees, sure, but they encourage birds and other native fauna that make this place special and gives you the opportunity to make a little bit of cash on the side in firewood sales if you so desire. As a result of the property having a lot of trees it is a very low maintenance property.

Have you found some negatives? Tell me what they are and Im sure I can turn them into positives or at the very least reduce the negative impact that they hold for you and possibly prevent you from making a bad decision in deciding not to make an offer on this property, which if you think about it is as close as youre going to get to the perfect property.

I have lived here for just over twenty years. I worked a job that involved extensive, if not excessive, shift work. I could go to work with peace of mind that my wife and children were safe. That was partly due to the propertys secluded location, the fact that we had a dog, security lighting, property fencing and neighbours who were also security conscious and of a friendly disposition.

Times have changed. Sure. But if you approach life on this property with the right attitude, you can have a little piece of paradise that affords you all the luxuries and positives of life that living on a larger, more expensive property without the extra hassles or expenses.

Everything you need is here, or within fifteen minutes drive. You will never need to travel to the Brisbane CBD if you dont wish too. So, the only time you travel to Brisbane City is when you want too. Sure, theres the internet, but if you want face to face meetings to deal with run of the mill matters relating to your lifestyle then the furthest you need to travel is Capalaba.

The neighbours here are friendly and do not invade your privacy. Basically, as long as you respect them, they will respect you, which is the way it should be. With regard to running a business from this property all you have to do is jump through the hoops for the Redland City Council and as is normal with any Council pay their licensing fees. I do not believe that there would be objections to any small business being operated from this property as long as it wasnt excessively environmentally destructive. There are a variety of small businesses being operated in the nearby area ranging from a large sanitation removal business to a domestic hairdressing salon.

Life sometimes offers extraordinary opportunities. The purchase of this property is one of those.
Dont miss this opportunity!!
