Vendor Statement:
After visiting friends on the Gold Coast who lived on a canal, my wife and I decided to explore the Gold Coast and the Sunshine coast for future living opportunities. We stumbled across Sunshine Cove in Maroochydore. We could see the vision of the developer and even though no roads or boardwalk were built we purchased a block on the lake in the soon to be developed Serenity Circuit.
We lived and worked in Melbourne and life was busy and rushed so within a year we decided to build our home and moved to the Sunshine Coast. I was very fortunate as the company I worked for in Melbourne continued to employ me but I worked from my new home.

Our Bedroom is at the rear of the property and we would wake up to the view of the lake with the forest across the other side with the sun shining what more could you ask for.
I have since parted company with my Melbourne employer and we now run an online and market stall business, my office is in the gallery area of our home and it functions very well.
Even though we really love our home we have decided to move north and join some lifelong friends and start another exciting time in our lives.
When we built our home in Maroochydore we used one of the best quality builders and chose only the best for the house.
I have listed several features you will find in the home which makes it stand apart from other homes.
1/ As you walk through the front door you will notice that there is a 1.2metre Prowler proof screen door with the front pivot door made from solid stained timber with frosted glass for privacy.
2/ Entering the home you will note a chesterfield sofa located across from the massive double sided work bench. The sofa has been placed there so that a guest can enjoy a drink and conversation, seated while we are preparing food or beverage.
3/ The work bench mentioned above is used as the main area of storage for the kitchen.
4/ You will note that the stairs to the second level are at the rear of the home as this ensures a large open living area maximising the area in the home.
5/ The home has ducted air conditioning to all rooms in the home including the bathrooms as this ensures a much better environment of very humid days especially after exiting the shower.
6/ To ensure that the air conditioning works efficiently we have all the windows, sliding doors and louvers tinted.
7/ The hot water system is an Instant gas Rinnai with controllers that control the temperature of the water. These controllers are found in the Kitchen, ensuite and main bathroom, you can dial up the temperature of the hot water turn the hot tap on and the water will be delivered at the temperature you selected.
8/ Also energy related we have a 5 kilowatt, 20 Solar Panel system which will reduce your electricity account by around a $100 a quarter This used to be much higher but the State government has reduced rebates. The system would be ready to introduce a Tesla or similar battery instead of using power from the grid.
9/The light switches throughout the house have a blue light which allows you to find switches in the dark.
10/ The home has network wiring to ensure your modem is in the house instead of the garage for NBN.
11/ Bathroom, Toilet and ensuite have tiles to the ceiling with German tapware.
12/ In the gallery area on the second floor there is 5 metres of storage behind sliding glass doors for linen and business or just storage.
13/ The home is wired with a local Bosch alarm system that can be turned off and on with remote controls.
14/ The Swimming pool can be heated any time of year with the Heat pump which costs no more than an air conditioner to run. The pool also has a multicolour light so you can change the colour of the water at night.
15/ The home has a 5000litre concrete rainwater tank under the front drive way. You can choose to use rainwater in the home for washing or toilets or just use for the garden with the flick of a switch.
16/ Gas outlet installed to the Alfresco area.
17/ The kitchen has Smeg oven and hotplate with top of the range Miele Dishwasher.
18/ Stone work to the front fa ade of the home.
