Last Listing description (January 2023)

4 Firth Court is located in Landsborough, right next to a great family park, walking distance to shops and great public transport. The best part about Landsborough is the quiet town feel, while only being a 20 minute drive to the beautiful Sunshine Coast beaches. The house at 4 firth court has recently received repairable damage from storm and termites. The once charming 4 bedroom, 2 bathroom house is a perfect start for most families as it has great natural light flowing into every room, space for the children, and a great size kitchen. The master bedroom has its own ensuite, while the other 3 bedrooms share the good sized main bathroom. The original house had a single garage, which has been converted into a second living area. This renovation was in the process of being certified when the storm damage caused the application to lapse. The new owners can decide whether to create a large living area, of if they wish to take it back to the single garage.

Currently to house cars, there is an approved carport, as well as a high entry 6m x 4m shed with power. To entertain guests, the large insulated alfresco area offers a private space to sit and relax, and watch wildlife in the neighbouring Scout owned forrest. The gardens are minimal and can easily be transformed into an oasis of the next owners choosing. There is plenty of space to install a pool in the future.

The storm damage has broken 2 x battens at the rear of the house, and has damaged approximately 100 roof tiles The water that came in from the storm meant the ceiling had to be removed due to water damage. All of the wiring for lights and fans is all still in place, and has been safely capped off until an electrician is ready to install the new lights. The scope of works provided by the insurance company sets these repairs out at $60,000, which a handyman can dramatically reduce.

Termite damage has been found near the converted garage and living area. A termite specialist has been engaged, and has quoted $150,000 for the repair works. In total, $210,000 would be required to get trades people in to repair all of the damage, but as mentioned, a builder/ handyman can dramatically reduce these costs.

4 bedroom houses in this estate are currently selling between $740,000- 780,000.
