- 24 Ives Street has been under contract 3 times. All times, buyers have withdrawn due to building and pest. There are some vinyl planks in the property that haven't been sufficiently waterproofed. To bring this up to code, there is the option to either replace the
current tiles with waterproofed glue-down tiling (~$6,000 quoted) or to rip up the current planks and keep the old tiles as is (~$1,000 quoted). The first two reports showed previous evidence of termite damage in the roof, but live termites could not be determined as the roof on this property prevented access. The third building and pest came with the same outcome so the owner decided to open up the roof and allow building and pest inspectors to investigate further. No live termites were found. Previous damage is still there and it has been recommended to get a builder to assess these structural damages and replace the roof to prevent the issue of no access in the future. We have all the reports available to these damages can be assessed first before purchasing. Estimated at ~ $40,000 all up for total repairs. Price has already been accommodated for these works to be done so offers above $585,000 will remain firm.
