10 complete cattle feed pens, well drained with common bunker feed trough. Each yard has water. There is also a 3 pen sheep and goat feedlot adjacent, separated by a laneway.
Equipped roller mill with access to 3x100t conical base silos, 1 x 50t silo, cleaner gas burner and molasses tank. All electric, driven by Rolls Royce diesel generator- all in working order.
Cattle yards are steel and timber in good order, with full CIA Vet crush, covered work area, calf cradle and loading race. The yards have power and water is connected.
A 100 ton capacity drive through weigh bride is nearby the feed mill, used to check incoming grain for the feedlot. Adjacent the weighbridge, is a small office/carshed, now used for casual accommodation.
Water supply is secured by a 24ML Stock Intensive Bore, Licence No 6631R. The bore, 120m deep, has an electric submersible pump to supply the yards.
A dam of approximately 150ML captures water from Dead Mans Gully, which traverses the northern end of the property. Originally built for irrigation use it is now preserved for feedlot use only. In addition there are 3 smaller dams on the property.
Water supplied by a second equipped bore near the house, pumps to a 10,000gal concrete tank allowing gravity supply via polypipe to all paddocks.
There are 12 paddocks, fencing of steel post plain wire and hingejoint, are in good condition. A central laneway from the southern end of the property to the yards allows easy handling of cattle.
A large steel machinery shed with gable centre of approx 100' x 60' with 40' skillion on either side is a property feature. One end has a concrete floor area of 40'x40' and is used as a workshop. Powers is connected.
There is one 3 bay hayshed, and several smaller sheds, used mostly for storage.
The timber home of 3 bedrooms has covered verandahs on three sides, with a carport attached to one side. The house has a modern kitchen (gas stove) with open plan living and dining areas, reverse cycle air conditioning and overhead fans in the bedrooms. In addition there is an office, separate toilet/bathroom and laundry. The house is set in a pleasant garden and lawn area with good shade trees nearby.
