Firstly - when Townsville flooded a couple of years ago - our house did not, not even under the house. Water level didn't even make it up the driveway.

Extension done by a Master Builder and fully approved by Townsville City Council - extension completed 2015
Original structure is all hardwood, including floor boards, walls and roof trusses etc
Cyclone rods around the entire exterior, including the original section of house
There are cyclone rods in the internal walls of the bathroom - purpose design at the time of building the extension (this is detailed in the drawings we will send you)
Secure internal access to front door
Air-conditioners are inverter split systems
Instantaneous gas hot water system (installed when extension completed)
Brand new smoke alarms (all) are hard wired to new Standard requirements inside + remote one in the entry stairwell - installed in June/July 2021 - we can provide the receipt for this
Fresh coat of paint and floors refreshed January 2021
No termite damage - quarterly termite inspection where untaken until Mitchell moved out - last inspection was done January 2021
IMPORTANT: Internet connect if NBN fibre to the house (this in uncommon - it usually stops at the street) so super fast internet connection capacity.

Living area / dining area / kitchen:
kitchen was redone in January 2021 - new bench tops and some of the cupboards are new e.g. pantry
Rangehood has external ducting to outside

Flyover roof is 100mm insulated panels (keeps it cooler) - most flyover roofs are only 50mm - we spec'ed up!
I think it's Merbau decking with hardwood handrail rails and stairs.
Stainless steel wire balustrade
Doors to the deck were purposely designed (access from dining and master bedroom) BUT the hallway door allow access from deck to the bathroom without having to access the rest of the house
Deadlock door (hallway one)
Please note: the original bathroom (2/3) still exists as a void between the new hallway cupboard and kitchen back wall - it still has the ceiling etc. Our original plan was to move the kitchen wall back (for a large space) but it could be reclaimed by removing the new hallway cupboard and turn it into an upstairs laundry - with a linen cupboard installed. The original house plans with Council will show the space and size of the old bathroom. Plumbing has been removed from this space and capped off under the floor - but it could be easily reinstated.
