We have a large, modern two-storey home of 285 square metres on a 405 square metre block. It can be used as one or it can be used for dual living as the two levels can be separated with their own entrances and both levels have cooking facilities, including connections for a stove.

The upstairs has large living and dining areas and an open-plan kitchen, with a large master-bedroom and ensuite at the back. There is also a media room that can be used as a bedroom. Air flows through the house from the large balcony on one end to the picture-window at the other end. The house faces north, and In the morning, the balcony and the living area gets a lot of light from the east. The same happens from the west later on.

The downstairs opens into a nice garden, and the three bedrooms have side-views to more green gardens, which also lets in a lot of light from the west in the evening. There is a living area (including a patio) which has a wet-bar and electric cooking facilities.

The garden has a mature papaya tree, a mature curry-leaf tree, several native flowering plants for the birds and the bees, and some flowering plants as well as many types of flowering vines running along the fence.

What we enjoy the most is the picture-view from the wall-to-wall windows at the back of the house upstairs. The complete sky is visible at night, and big trees of all kinds go miles into the distance. In the evening and all weekend, the balcony is peaceful and we can sit facing the western side and take in the whole sunset (see the photo) which fills the sky with all kinds of oranges and blues. That totally clear view is unlikely to ever change.

There are also a lot of birds in our garden - especially colourful are the dozens of rainbow lorikeets that sit in the trees opposite the master bedroom and eat. There are also miners, and other common garden birds. At times a yellow-crested cockatoo or a cormorant drops by. As for the rainbow lorikeets, 40 or 50 at a time may settle into the garden during the warmer seasons.

There is a full bathroom (the en-suite), another bathroom, a powder room and a half-bathroom.

The ceilings are higher than usual, at 2.6 metres.

Also, on a topical note, this location and the neighbourhood has never flooded. Not in the 1970s, 2011 nor earlier this month. Everything drains away immediately here.

We have done all the relevant assessments - building reports, pest reports etc - and we have all the other necessary documents in hand for you to look at.

As a final point - for those with young children, the house is in the catchment area of the Robertson State School, which is about 2 minutes away by car.
