This is definitely not a property to judge from the small part you can see from the road. You really need to let me drive you around these 437.6 acres (177.1ha) to see how attractive the property really is.
One boundary is the upper reaches of Baffle Creek - you have approx. 3.3km of fresh shallow water and sub tropical rainforest - beautiful!! Another creek winds through towards the front of the block. This creek is seasonal.
Zoned white except along creek banks, much of the property has rows of plantation timber however there is plenty of grass beneath the canopy for cattle to graze through. Being zoned white, this timber can be cleared if you wish. You just have to look at neighbouring blocks to see how nicely this block would come up if the trees were removed. There are some areas that are open country.

Fully fenced with the majority of fencing in good condition, there are several waterholes. There is an old set of yards, a storage shed and a couple of buildings from yesteryear. I'd build where these buildings are located as you get nice views over the cleared neighbouring property out to distant mountains. One of the photos shows this view.
Ranging between 27m and 39m above sea level, carrying capacity is approx. 90 head year round as the block is currently presenting. Having good soil, if you were to put in paddocks and improve pasture that number would increase significantly.
