**Under contract**This is one of my favourite homes that we've ever sold!We first sold this home around nine years ago. Being an original display home in Raby Bay around 1985 it was obvious at the first sale that even after more than thirty years it still had the basic ingredients to make it one of the greats! Lowset, low Maintenance brick and tile, near perfect floorplan with abundant light, space and separation, perfectly positioned on the large block and a magnificent North easterly aspect with views from almost every room over the Canal..yet just across the road from cafes, restaurants, the Marina and just a short walk to the train. The objections from the many observers were few - only two to be exact. If I had a dollar every time someone told me it would cost too much to renovate - or that the quay line was too narrow for their boat, we could have bought it ourselves! Given the original plan included a pontoon I suspect half of the objections could have been overcome - and if I'm being honest I think you could spend an awful lot on money on a refresh or renovation without running the risk of overcapitalising on this awesome piece of residential real estate. Of course we received several offers throughout the campaign and to all of these buyers, thankyou for your time and interest (which included the buyers who made an offer and missed out the first time we sold it!) Our favourite advice came from a few local agents, notably telling us that the we (and the owners) were kidding ourselves (dreaming was the exact word once used!) - and that it was only worth land value minus demolition costs. Sometimes it pays to have fresh eyes and an optimistic agent who focuses on the facts rather than wanting a quick sale to remain the King of the local area. To our sellers, Thankyou for entrusting us with the sale after purchasing it from us nine years prior. A request to recoup the excess they believe they paid all those years ago is nothing more than a compliment on so many levels. To our eventual buyers - Congratulations. We know you have bought well and this beautiful family home will serve you and your family well for many years. I can't wait to see what you and your architects do to build on the amazing bones and well executed fundamentals of this timeless classic.
