Last Listing description (October 2013)

A solid unit with a modern renovation - breezy comfort is key
This top floor 2 bed, 1 bath, 1 car unit has been meticulously renovated over the last three years! As owners, we have a pedantic, OCD level of attention to detail, and only the best finish will do.
You will first notice that this is a secure building, with intercom access. This gives you added peace of mind!

New carpet in the bedrooms, new flooring in the lounge/dining room, new tiles the bathroom, and refreshed tiles in the kitchen.
The new, glossy white, 2 pac kitchen cupboards are illuminated by feature strip lighting above and below the cabinets, as well as along the kicker. This kitchen really shines. Keep it looking tip top with the stainless steel dishwasher, while you prepare gourmet meals in the new oven or on the new touch controlled cook top.
Or if you aren't the cooking type, why not wander up the road to the plethora of take away shops and restaurants! We recommend Sushi Station at Toombul.
As a licensed electrical contractor, this unit has been completely re-wired and dozens of new lights and electrical goodies installed. Including:
- pendant lights in the dining area
- low energy, high efficiency LED downlights in every room
- ceiling fans in both bedrooms
- air-conditioning units in the loungeroom AND both bedrooms! (insulate yourself from a stinking hot summer here!)
- push button light switches throughout
Relax out on the breezy balcony for a weekend snooze and notice how quiet this neighbourhood is. You can hardly tell we're within a stones throw from buses (the 300 and 301 stop three doors up the road!), trains, shops, and school. Toombul shopping centre is within a 5 minute walk.
And if you're that way inclined, you'll love the extensive bike paths right on our doorstep. Take a wander along and the Brook and find many magnificent parks that will make you believe you've found Wonderland.
Do you have a lot of stuff, or do you need a 'man land'? Well fear not - our garage is 8m x 3.35m (26m2). That's big enough to park two small cars!
It is currently set up with industrial shelving to house our tools of the trade. This partitions off the 'car area' from the 'man land'. This shelving is included if you want it. You can fit so much stuff in here (seriously, we've tried storing everything down here, including the kitchen sink)!
You're probably thinking, wow, could this unit get any better? We haven't even told you how low our body corporate fees are -
$810 per annum. That's it. One yearly payment of $810 ensures external lighting is maintained, the gardens are kept looking lush and the lawns are mowed (among many other things).
We know you want to know - what are our neighbours like? They're great. This is a small complex of 7 units, where 5 units are owner occupied, and the other two have had long term tenants in place. We were the main people coming and going during the day, and we barely ever run into neighbours.
Can you have pets? Our body corporate is great, and we don't think you'd have any problems. Our cat, Izzy, has grown up in this unit for 4 years. She is a bit of a noisy beggar, but we haven't had any complaints from the neighbours (in fact, they give her compliments. She loves it). And we've taken good care of the apartment to make sure you can't even tell she lives here. (We will also take her away during your viewings, so you aren't forced to constantly lavish affection on her)
Because we both work full time, we are only able to do inspections after work hours (5pm or later) during the week, or at any time on weekends. We are more than happy to accomodate you within these times, and in fact we'd LOVE to show you around our peace of paradise.
The facts:
Water and sewerage costs approximately $212 per quarter.
Rates are approximately $230 per quarter.
Body corporate is $810 per YEAR!
