Last Listing description (June 2020)

Broadwater Downs is a beautifully presented rural property appealing to family life. The gardens, swimming pool and shade trees combine to create a secluded environment with room to entertain or sit quietly and read a book! This property has real character and broad appeal. The property location and amenities offer the best of both worlds with income and a comfortable rural lifestyle in a quiet rural setting, located close to amenities of major regional town. Location:With bitumen frontage to the Flinders Highway and only 5 km from Charters Towers the property accesses all the services of a regional town (population approx 9000 people). Schooling, both primary and secondary, are a feature of the Charters Towers community with the town boasting three Private Schools, the State High School and three State Primary Schools.Charters Towers is an historic city established in the gold rush of the 1880s and still services the large Gold Mining and Grazing Industries. For cattleman, the weekly liveweight selling centre in Charters Towers, Live Export ex Townsville (130klm) and Townsville meatworks are all major attractions for this location. Townsville is a vibrant city of approx 200,000 with diverse industry and opportunity for employment, business and higher education.Area & Country:The property is comprised of undulating Goldfields red and gravelly soils and creek frontages lightly timbered with Ironbark, Bloodwood, Box, Beefwood, Emu Apple assorted Wattles and Black Teatree along the creeks. Broadwater Downs is pastured with Indian Couch, Urochloa, Buffel, Stylos, Red Natal, Black Spear and various other native grasses. Small seasonal waterways of Plumtree Creek and an unnamed creek traverse the property. The current owners practise rotational grazing and wet season spelling of paddocks and so there is a good body of pasture throughout. Erosion is minimal.Currently the property is being used for Campdraft & Cutting horse breeding and training so the yards facilities do not accommodate cattle. The estimated carrying capacity is approx 10-20 mixed cattle, or horse equivalent, depending on season.Woody weed control has been a priority at Broadwater Downs for the 12years of ownership. However, there are still some remaining areas of Chinee Apple requiring treatment. Regular attention to this issue, and sensible cattle stocking rates, would certainly see the property 99% rid of the woody weed problem.
Homestead:The brick homestead is set in a lovely shaded lawn garden. The brick homestead is air-conditioned throughout, has 4-bedrooms, 2-bathrooms and offers modern comfort and functionality with open plan kitchen and dining layout and 2 separate lounge and entertaining areas. The large bedrooms and main bathroom are connected via a central hallway and include built-in cupboards. A unique and impressive feature of the home is the four-metre-high exposed timber ceilings in both the dining and main lounge areas. The main bedroom is equipped with television and ensuite and has a bright, airy, feel due to the large windows looking to the garden and bushland.Water for the homestead and garden comes predominantly from the bore. There is a rain water supply for a kitchen drinking water tap however this can be redirected to the entire house should it be necessary. The lawns are watered by an automatic pop-up sprinkler system which is programmed to water each night.Swimming Pool:Adjacent the patio area is a well maintained, 12metre, salt water swimming pool. The pool chlorination equipment is up-to-date and well maintained thus providing attractive clear water for swimming year-round. The pool has a council permit.
Infrastructure:In addition to the homestead the property has, well maintained, infrastructure. This includes-Shed - Colourbond 15m x 7m with power, 3 doors, loft and cement floor. Water:The property is watered via a bore located on Plumtree Creek where it is pumped via a mains-powered submersible pump on a pressure switch. The pump is located at a depth of 10m and, although no details are available, it has not caused any problems for the current owners.Water from the pump supplies the house, garden and stock waters without problem. The is a small seasonal dam located on the drive in to the property. When full the dam provides a picturesque feature and is a haven for waterfowl. It may be possible to better seal this so that it holds water for longer.
