Area and Tenure Area 125 ha (Surveyed) approximately 308.75 acres 296 Booth Road, Title is Survey Plan 122665 over Lot 26 County Elphinstone, Parish Beor in the Townsville Shire Land Description and Development The property comprises a single slightly irregular shaped parcel with a total land area of 125 hectares. The land generally has a near level to very gently sloping topography originally being poplar gum open forest country on a grey spewey day. The land has been totally cleared and developed as a mangoes orchard with complimentary aquaculture production utilizing the developed water storage dams on the property. Approximately 80 hectares of the land is currently established to mangoes with another 4 hectares being prepared and planted to mangoes. The balance area is used for grazing, water storage/aquaculture and occupied by buildings. Irrigation Development The mango orchard, including the new one under development, is fully irrigated with each tree having a micro sprat from a surface pipe. The total area is supplied from a total of 9 equipped bores and 5 dams. The total capacity of the system is estimated at 900 megalitres and this supply is considered sufficient for 3 years without replenishment and offsetting evaporation. All water from the Dams and Bores are pumped to one of two earth turkey nests and then reticulated through underground mains to the risers where the water then flows through above ground poly pipe to water each individual tree sprinkler. Beside each turkey nest is a fertigation unit where fertilizer application can be venture fed into the main irrigation water for distribution to each tree. This is a well-planned and well-designed irrigation and delivery system. The water for irrigation should be considered to be more than adequate for all requirements. In association with the irrigation established on the property five large dams have been utilized for the production of barramundi. The dams are regularly maintained, are about 8 metres deep, do not leak and cover an area of about 10 hectares. These dams are all stocked with Barramundi. Estimated between 80120 ton still in the dams Productivity Mangoes According to Ace Mangoes in 2011 the farm produced about 65,000trays of mangoes and for 2012 produced 75,000trays. The increase in production was due to the maturation of some of the trees with in the orchard. Productivity Barramundi The Land owner has approached the Barramundi farming as a sideline business and as yet has not really harvested many for the barramundi. Originally some 140,000 fingerlings were introduced to the system and he believes that there should be approximately 100,000 barramundi left in the dams. The average weight of the fish is now around 2 Kilograms and above. Conservatively at 2 kilograms per fish and based on an estimate of 100,000 fish still being alive in the dams there should be 200 tons of barramundi worth on the fresh market anywhere between $6 and $13/KG. The dams represent in reality a cash reserve once the fish are harvested. Structural Improvements The structures erected on the property are quite extensive and comprise a main dwelling, a workers house, two cottages and a single mens quarters, three reasonable size sheds, the main 1,700sq.m packing shed including 300sq.m of cold room and modern up to date mango processing plant. Buildings are well maintained above district standards and although extensive are not considered to over capitalize the property because at present they are occupied by farm and business workers. The main residence is a very comfortable 3 bedroom one with en suite, kitchen/dining, etc upstairs enclosed by a wraparound verandah. Downstairs there is a granny flat, office, entertainment area and coldroom.
