Last Listing description (November 2025)

Dooboon is an oasis of prominence in the Boyne Valley. This stems back to the early 1900's revealing this area to have been a small mining township which had the alluring Mt Hector Hotel or The Club House, as it was locally known.

The local Ubobo Township is a handy 14km away, with Calliope 69km, and Gladstone 87km for your stores. Farm supplies can be ordered and delivered free from Monto fortnightly for your convenience.

Nestled in the heart of the countryside on about 256 ha (632 acres) Rolling Term Lease plus 6 small Free Hold titles totaling 0.9106ha (2.25 acres) where the homestead, cottage and sheds are. This area was originally where the old township used to be.

We are open to Vendor Financing the sale of Dooboon if required.

This can also be used as a backup for the homestead if required. Connell Creek which is seasonal runs throughout the property as well.

Explore much of the property with ease, thanks to most of the tracks being bulldozed and graded. There are two main paddocks plus the house paddock and a holding paddock. The fencing is generally in good condition with 3.5km's of new fencing. Tracks have also been cleared for more holding paddocks.

Our beloved home still retains traces of its vintage charm, with hardwood floors, timber windows featured throughout and our wonderful Everhot Deluxe 204 Woodstove which exuberates continual warmth throughout those long winter nights. The homestead affords three decent sized bedrooms, serviced by a central bathroom with a bath, vanity and toilet (septic). An appealing kitchen flows into the lounge and dining seamlessly. There is an office which could be easily turned into a walk-in pantry area and extra storage. The laundry and shower are located at the rear of our home and easily accessible from the back porch. And of course, most Homesteads have their own Vegetable Garden. Ours is a fully enclosed meshed 10x12m garden with a small Greenhouse, Garden Shed and water supply. There are 7 raised gardens within, all planted out for the coming Winter.

Outside the Homestead, a 6.2 x 4.9 metre Craft Studio with lighting, power points and the rustic appeal of yesteryear awaits you. Perfect for indulging in various crafting or artistic endeavours, or can even be transformed into a Man Cave, or an additional bedroom.

Our quaint one-bedroom self-contained cottage has been renovated and is advertised on Airbnb and Hipcamp as "Dooboon Cottage" and receiving excellent reviews. It has its own water tank and electric pump, and consists of a full kitchen, shower and toilet (septic), bedroom, air conditioner and a veranda to relax and unwind on. It also has its own entrance, carport and a private setting with their own fire pit. The video shows the Airbnb Advertisement. We are happy to leave the Cottage fully furnished for the new owner to continue operating it as an Airbnb.

Opposite the homestead is a 6.2mx3.2m weatherboard saddle room/storage room with power, which can also be renovated into another unique Airbnb self-contained cottage. There is an external double power outlet on this building, which can be utilized for campers if desired.

There is a nice sized chicken coop for your layers and a few horse yards or pens with a water trough to raise poddy calves in. It wouldn't take much to add smaller mesh to hold sheep in as well.

There is ample storage and a workspace available, provided by a 12.5mx10.5m shed, two lock up 3mx3m garden sheds, and another enclosed 7.5mx5m storage shed. And of course, with being a sizeable property, there is also a 2,000lt diesel tank on a stand at the back of the homestead.

The graceful old Jacaranda trees and stunning Poinciana tree, especially when in full bloom are just spectacular. Let's not forget to mention the majestic Japanese Red Cedar trees giving that uniqueness and unequalled feeling of "Being Home" to Dooboon. The outdoor covered entertainment and BBQ area is set in a well-maintained yard and has garden areas which envelope the property with an array of beautiful colours when in bloom.

There are an abundance of fruit trees including Marberry, Peach, Apple, Mandarin, Orange, Feijoa, Guava, Passionfruit, Pineapple and Dragon fruit, giving our home the feeling that it is loved.
