The residence:
10 Mount Elliot Drive combines country charm with modern comfort, offering a warm and inviting atmosphere throughout. Elevated and positioned perfectly to capture the surrounding natural beauty, the house features flowing living areas, ideal for both everyday family life and entertaining. The high ceilings make for a highly thermally efficient home, cool enough that we seldom needed the more than ample air conditioning capacity even during the hottest and steamiest months.

Living Spaces:

As you step inside, you're greeted by an expansive open-plan living area that maximizes natural light, creating a bright and airy ambiance throughout the home. The home features a high clerestory roof at its spine, with upper windows allowing light to fill the central areas.

The spacious lounge room is perfect for family movie nights or relaxing after a long day, with large windows framing picturesque views of the gardens and bush land.
The formal dining area leads directly into the kitchen, making entertaining easy, whether you're hosting a dinner party or casual family gatherings.

Kitchen & Dining:
At the centre of the home, the kitchen boasts ample storage space and sleek countertops. It's equipped with a gas cook top and oven, making it ideal for both everyday meals and more elaborate culinary creations. The view from the kitchen overlooks the outdoor entertaining area, so whether you're cooking, baking, or simply enjoying a cup of coffee, you'll always feel connected to the property's stunning natural surroundings.

Bedrooms:
The master bedroom is generously sized, offering a peaceful retreat with views of the lush greenery outside. It comes complete with built-in wardrobes and an en-suite. The other three bedrooms are equally spacious, each with built-in wardrobes and plenty of room for the whole family.

Bathrooms:
The home is equipped with two well-appointed bathrooms, including the en-suite to the master, both featuring modern fittings and ample space.

Additional Features:
• Ceiling fans throughout the home ensure comfort year-round, and the air-conditioning is more than you'll ever need.
• The home is block inside and out except for one short cavity wall, and is tiled in the main living and bathroom areas, with vinyl planks in the 4 bedrooms.
• Internal laundry/mud room with direct access to the rear deck and outdoor washing line.
• Approx 6kw solar system, with energy-efficient lighting and appliances throughout the home.

Outdoor Living:
Stepping outside, the front of the home opens to a large, covered patio that leads seamlessly to the in-ground pool, providing the perfect space for outdoor living and entertaining. Whether you're hosting a family BBQ, enjoying a quiet drink by the pool, or gathering around the outdoor pizza oven, the outdoors becomes an extension of the home itself. On the other side of the home there is a smaller wooden deck, perfect for kangaroo and wildlife watching, or having a chat over a cup of coffee.

The Block:
The land behind the home and shedding is undulating and heavily wooded--a bush paradise full of wildlife and making an ideal bush retreat that is completely private and secluded.

Be mesmerized by such natural features as 'the ravine', a natural causeway formed over time by water cascading down from further up the hillside. During the wet season part of the ravine becomes a lovely waterfall, carrying water away through the bottom of the property, and then down through several other lower properties before turning away and traveling toward the national park road access and emptying into the creek there.

Another natural feature is 'sitting rock' - a large rock feature providing a sizable area of hardstand. Set up a deck chair or love seat and watch the wildlife around you or read a book.

Explore these and other natural features by following the trails the current owners have created to open access to these areas and the fence boundaries.

The wildlife is abundant! Wake up to kangaroos in the paddocks, including a particular joey and mother who have called this place their own. Over the months, we've seen this joey develop from pouch baby to a lovely independent kangaroo that is now comfortable with us humans wandering about.

Occasionally you will come across 'Goliath', a monitor lizard who calls the ravine home, and boy can he climb trees!

The bird life is abundant: There are visiting hawks and parrots for example, and we have several residents, gorgeous olive backed sunbird couples-the closest thing we have in Australia to a South American hummingbird. They love looking at their own reflection in the mirrors we have outside!

And then there are the green tree frogs! Not uncommonly there will a clonk on a window or glass door from a frog attaching itself to the glass seemingly to find out what is going on inside.

There are various fruit bearing plants on the property, not in volume but they deliver enough for personal use. For example, we grow eggplant, pineapples, mangoes, bananas, guava, mulberries, and papaya.

If natural environments are 'your thing' then you will find our property a delight. And if that is not enough for you the entrance to the stunning Bowling Green national park is less than one kilometre away! The park offers beautiful walks and waterholes for swimming, as well as camping facilities. It's a joy to walk or run through this national park at the crack of dawn anytime of the year. What a way to start your day!

Note: When attending an open for inspection, please be sure to wear sturdy, enclosed shoes to explore the block.
