Last Listing description (September 2025)

'Capers' is a private home and renowned boutique accommodation in the historic and quaint Wollombi village, lower Hunter Valley of NSW. The grand sandstone home sits on approx. 3 acres of prime land and was built in 1999 from sandstone blocks, once part of the old Sydney Hospital in Macquarie Street.

Additionally, to the main house is a charming three bedroom cottage, separate one bedroom Australian bushman's slab barn and swimming pool with BBQ pavilion.

'Capers' offers a very rare opportunity combining a comfortable country lifestyle and commercial business opportunity.

The Main House
The main house was built in 1999 using re-purposed convict-hewn sandstone, which still bears the original markings when first quarried from Saunders Quarry, Pyrmont around 1880.

The sandstone is the highest grade and highly prized for its clarity, density and colour. The sandstones first life was the kitchen of the old Sydney Hospital (Macquarie Street) in 1881 before it was demolished in 1984 to make way for Parliament House extensions. The home has been built featuring authentic recycled building materials sourced statewide such as floors, doors, furniture and a staircase.

Today the home offers a separate owner's living level plus five luxury suites, all with ensuites and doors opening onto the wide verandah. There is also a chef's kitchen, under-house cellar, double sided fireplace and combined lounge and dining room.

The home is suitable as luxury private residence or boutique guesthouse. Either way the elegant features and floorplan allows for a mix of uses.

'Capers' Guest Cottage
'Capers' Cottage is a separate, cosy, self-contained three bedroom (two with ensuite), three-bathroom timber residence located at the front entry of the property and next to the pool. The cottage has a beautifully appointed new kitchen, wide sweeping verandahs and a combined lounge and dining room. For comfort there is a fireplace, ceiling fans and split system air conditioning. The cottage is a popular family-friendly guesthouse which can accommodate up to eight guests.

Bushman's Slab Barn
The barn, once a rest stop for workman and travellers of the Great North Road, has been restored now offering a charming hideaway. With wood burning stove, split air conditioning and staircase leading to a romantic tree house style sleeping nook with bathroom. The 'Boiling Billy Barn' features locally sourced spotted gum and can accommodate three guests with separate driveway and two-minute walk to the village.

- Grey water/sewerage recycling system

Location
