These can be used for horse riding or bush walking.Building Envelope: Please note that these photos were taken prior to some recent excavation, so please call me if you have any questions.The building envelope on Lot 5, is approximately 2000 sq mtrs, and can be moved or changed with by lodging a Development Application (D.A.) to council for approval.There is no time limit to build or building restrictions other than normal Council ones that go with any building application. The blocks are fully fenced with Tar road access.You can also apply for Dual occupancy. (meaning 2 houses can be erected on the one block of land). This is just a DA form that you get from the Council and apply through Council for the Dual Occupancy. There is no restrictions on the second dwelling that I know of other than the standard ones that Council imposes upon all dual occupancies.You can also apply to Council to have sheds for machinery, storage, hay, stables etc without a problem.As far as costs go to build then you have the very basic costs of getting your services from your boundary to the building envelope, which is normal for any block wherever you build, and depends on how far the building envelope is from the where the services were provided to.You can build any style or size home as long as it is accepted by council general regulations and codes of building practice. You can build in stages, or whatever you need to do at the time.There are many builders in the area, to build your own design, or kit homes and project homes available at competitive rates in Canberra and you would have to consider those options yourself, and get some quotes.Water: Each block comes with a share of the water scheme with each title having an allocated water supply.To basically outline how the scheme works: Each shareholder receives one share in Lot 1, with the bore and dam and is Company Title with the company Birchmans Pty Ltd set up with each lot owner receiving one share in the company and then each shareholder will pay around $350.00 per year into the sinking fund which has been established to cover the maintenance, insurance and running costs of the water distribution.As a shareholder, you have equal say on how this is organised and run. The scheme is managed by the shareholders and a board of directors who are nominated by the shareholders to make the decisions, etc. Any shareholder can be a director if nominated or volunteered to be elected at the shareholders meetings.The water supplied by the scheme is non-potable (not for drinking) more for gardens, washing the car etc., and watering stock, and the access is supplied to the front boundary. This is similar to a town water set up. The difference is that each block is allocated 350,000 litres of water each year, this is a huge amount, and more than an average dam would supply. The water system is supplied by a 17mg dam and bore on lot 1 which is pumped to a header tank (similar to town water) which is then supplied to each block. The water is community title meaning that each block owner is given 1 share in the title when purchasing the block of land. The water share stays with each block when the block is sold.Services: In respect to the services (i.e. Phone, Water) these are supplied somewhere near the boundary of each block. You will have to install a septic system and water tanks for the drinking water.This is standard practice for most subdivisions. The power is at the nearest pole and already has the transformer to 240v fitted this is a huge saving to the purchaser.Your Pets: There are only a few general restrictions on animals that I am aware of, for example cats must be contained or kept inside which is a standard type ruling,....but you can have both domestic and farm animals...horses, sheep, cattle, alpacas, chooks etc.Access to Facilities:Canberra, the Airport, and Queanbeyan are within an approximate 20-25 min drive from this block.
