Country
'Wintobee' is all level to very gently undulating country, with the soils mostly red and grey sandy loams. Around 120 acres is heavily timbered, with a further 130 acres having been recently cleared and currently having pasture developed. The remainder of the property has ample shade and shelter timber. Timber is predominantly Ironbark.
Pasture
Approximately 800 acres has been farmed and sown to pasture under the current owner since 2004. The principal pastures used have been Consol Lovegrass, Bahai Grass, Serredella, Arrowleaf Clover and Sub Clover. It has all been fertilised with Super and Lime, and some paddocks with Rivcow and Bio Solids.
Fencing
The boundary is a mix of netting, hinged joint and plain wire and is all in good, stock-proof condition. It is subdivided into seven paddocks, with all internal fencing in good order. There is a laneway system throughout the property.
Water
'Wintobee' is watered by eleven dams, one of which is spring fed. Two of the dams are new, having been built by the current owner.
House
There is an old Hardi-plank cottage that the owner has commenced renovating. While it is structurally sound, it is not yet habitable. It has power and phone connected.
Working Improvements
There is a timber framed dual purpose woolshed/machinery shed in fair condition only. There is also a perfectly sound garage, and a 2,000 bushel flat bottom silo.
There is an older set of timber cattleyards that need work, but are serviceable.
Productive capacity
The current owner has been running cattle on 'Wintobee', and estimates it will carry 120 breeding cows plus followers in most seasons, with scope to improve that. It is estimated it would carry 1,300 sheep, and approximately 800 acres of the property can be farmed,
