The property ranges in elevation from 360 to 430 metres above sea level comprising of level to gently sloping mixed cultivation and grazing country. The soil types comprise of a chocolate brown and red basalt soil profile with areas of lighter loam suitable for pasture production, annual fodder cropping, grain production and grazing pursuits. The property has double frontage to an unnamed creek with multiple crossings.

The northern and western areas of the property comprise of a heavier soil profile contoured for soil erosion control with areas of pasture production. The area along Milroy Road and east of the creek country is more a loam-based soil profile also suitable for cultivation. The percentage split of basalt to loam is 70/30. The property rises gently from the southern boundary slowing rising to the highest point in the northwestern corner.

The arable areas are mostly cleared with the exception of some scattered shade timber. The main timber species comprises of a variety of box located along the creek area.

"Lochlea" is a versatile mixed arable and grazing property currently operating as a sheep breeding/fattening enterprise. The property has good water and fencing infrastructure allowing for rotational grazing practices with 12 main paddocks.
