Last Listing description (February 2021)

Enjoying stunning rural views but just a few minutes to Grafton, this grand and unique masterbuilt home is set on a spacious 4,791 sqm (approx)block with a massive shed, in-ground pool and well established trees.
Though it has been much loved since it's construction, it is now time for the owners to move onto their next chapter.
Featuring high ceilings and a wide range of durable Aussie hardwoods, this over-engineered brick veneer home is truly a sight to behold. Prestigious yet practical, charming yet tidy - the level of craftsmanship on display here is evident at every turn.

Elevated and flood-free, this federation style home was built by the current owner Craig Perring (woodwork teacher and furniture maker) alongside renowned Grafton builder Bill Norton (who oversaw the restoration of the Saraton Theatre). Work began in 1992, the owners moved in in 1993 and finishing took a further 3-4 years.
There are many features here including the view from the octagonal verandah overlooking neighbouring farmland. Inside this space is a timber lined living room featuring a hanging light from the Grafton courthouse. This space is directly off the stunning kitchen with its black granite bench on one side and a giant red gum slab of timber (900mm wide) on the island bench.
All house framing and roof trusses are a mixture of North Coast hardwoods. There is no pine anywhere in the house. Hardwood flooring is rose sheoak on the top level, rosewood steps and teak on the bottom level.
All wet areas of the house are on suspended concrete slabs and any timbers used here are known for their water durability (white beech).
There is a 3 metre high feature of Australian red cedar in the lounge room with a ceiling of silver ash over exposed red ironbark beams.
All windows and access doors are made of NSW rosewood offering unsurpassed durability and windows feature federation glazing bars.
Many more timbers are used in the house, many of them rare and no longer commercially available. Please email and request further details if they are required.
The huge brick shed (15x13m) features irreplaceable oregon beams (salvaged from an old section of the Crown Hotel, Grafton) some 15 metres in length and a split level concrete floor. Four roller doors, a hay-bale barn door on the front gable and three phase power should keep most hobbyists happy. Plumbing is in place for a bathroom if a future "granny flat" was required.
The pool is compliant with council and has recently had all fencing replaced with powder-coated aluminium, custom made for the slope.
The well established garden includes many fruiting trees such as lychee, mandarin, orange, mulberry, olive, burdekin plum and banana. There is even a little gnome/fairy garden with a number of rainforest varieties including brushbox, white beech and QLD Kauri pine.
If it is quality, privacy, outlook and space you are after - this property ticks all the boxes and more. Don't hesitate to book your private inspection today.
